The plan mix is the widest in Vanderbilt Beach: efficiencies of roughly 433 square feet, one and two-bedroom residences, and three-bedroom homes approaching 1,900 square feet. Views depend heavily on building and floor, with Gulf and sunset exposures to the west and bay and channel views east toward the marina. Because the buildings date to the early 1970s, condition varies more here than anywhere else on the point — some residences remain largely original, others have been taken down to the studs with impact glass and new mechanicals, and the price difference reflects it. That spread is also the opportunity: this is the one address on Bluebill where a buyer can still get onto the peninsula without a seven-figure purchase. Floor plans are available on request.
Boating and Location
Boat slips and kayak storage are leased through the association as they become available, with the channel running out to the Gulf through Wiggins Pass and no fixed bridges in the way. Amenities are straightforward rather than resort-scale — a pool, a community room, bike and extra storage — which keeps fees lower than in the newer buildings nearby. The location does the rest of the work: Delnor-Wiggins Pass State Park sits at the western end of Bluebill Avenue, Vanderbilt Beach is just south, and Mercato, Whole Foods and the dining along Vanderbilt Beach Road are a few minutes east.
