When a Private Sale Makes Sense
Privacy is the usual reason, but not the only one. Owners who have not decided whether to sell can test the market's appetite without a public days-on-market clock. Families settling an estate can avoid the attention a public listing draws. Sellers of exceptional properties — a Port Royal estate, a Bay Colony penthouse — sometimes find that the handful of buyers capable of purchasing are already known to us, and a public campaign adds exposure without adding buyers. And sellers who are simply not ready for showings can begin the conversation with qualified buyers while preparation continues.
How a Private Sale Proceeds
We begin with a valuation, exactly as we would for a public listing, so the price is grounded in evidence rather than the convenience of a quick sale. Photography and film are produced to our usual standard but held privately. We then introduce the property to buyers in our registry whose criteria it meets and to the cooperating brokers with clients actively seeking it, one conversation at a time, each qualified before any address or image is shared. Showings are by appointment with your approval. Offers are negotiated by the broker personally, and closing proceeds as it would for any sale — with the difference that the property never appears on a public website.
What Privacy Should Not Cost
A private sale should not mean a discounted one. Because we price from the same evidence and introduce the property to the same qualified buyers who would find it publicly, well-positioned private sales close near full value. Where a private effort does not produce the right buyer, the transition to a public launch is immediate: preparation, valuation and presentation are already complete, and the property enters the market with nothing lost.

What is an off-market sale?
A sale arranged without a public listing: the property is not entered in the MLS, syndicated to real estate websites, or marketed with signage or open houses. Buyers are introduced privately, through the brokerage's own registry and cooperating brokers, and showings are by appointment.
Will I get a lower price selling privately?
Not if the sale is handled properly. Pricing from an advisor-prepared valuation and introducing the property to genuinely qualified buyers produces results near full value. A private sale becomes a discount only when a seller accepts the first offer for the sake of convenience, which we advise against.
Can the sale price be kept private in Florida?
Deeds are public record in Florida, and the documentary stamp tax on the deed allows the price to be calculated. Certain structures, such as sales of an entity that holds the property, can limit what is visible; these carry their own legal and tax considerations and should be reviewed with your attorney. We can also keep the sale out of the MLS entirely, so it does not appear in listing histories.
Can I switch to a public listing later?
Yes, at any time. Because valuation, preparation and presentation are completed for the private effort, the transition to a full public launch is immediate and nothing is lost.
Do you also represent buyers looking for off-market properties?
Yes. Buyers seeking residences that are not publicly available may register their criteria with us. When a private seller's property matches, we make the introduction with both parties' consent.
