Buying on the Water

A waterfront purchase turns on details that never appear in a listing. For homes: seawall age and condition, dock and lift capacity, bridge clearance to the Gulf, elevation certificate and flood history, and the cost and availability of insurance. For condominiums: the milestone structural inspection and any resulting assessments, reserve funding, the association's rental and pet policies, and how the building fared in recent storms. We gather this record for every property our clients consider, and we will tell you when what we find should change the price or the decision.

Buying From Out of State or Overseas

A majority of Naples luxury buyers live elsewhere. We conduct video walk-throughs on your schedule, coordinate inspections and vendors in your absence, and close electronically, so a purchase can be completed without a second trip. Developer sales galleries represent the developer. Do I need a buyer's agent in Naples?

The listing agent represents the seller. In a waterfront market where value depends on seawalls, docks, elevations, milestone inspections and association policies, independent representation is the difference between buying a property and buying a problem. Can you find homes that are not on the market?

Often. We maintain relationships with the cooperating brokers active in Naples' luxury market and with owners in the neighborhoods we specialize in. Many of the residences our clients purchase are previewed privately before they are listed, and some never list at all.

Can I buy a Naples home without visiting in person?

Yes. Video walk-throughs, remote inspections, electronic signatures and mail-away closings allow the entire purchase to be completed from anywhere. Most out-of-state clients visit once to confirm the choice; some do not visit at all.

What should I know before buying a condo in Naples?

Florida's post-2021 condominium law requires milestone structural inspections and full reserve funding for older buildings, and the results vary sharply from one tower to the next. Review the milestone report, reserve study, insurance program, pending assessments and the association's rental and pet policies before you make an offer. We do this for every building our clients consider.

Should I use the developer's sales office for new construction?

The sales office works for the developer. Independent representation costs you nothing — developers compensate buyer's agents — and gives you an advisor on stack selection, deposit structure, contract terms and delivery value who is not paid by the seller.
