Twenty-six beachfront residences built around one plan.

Seawatch is an eight-story Gulf-front building of twenty-six residences at 9375 Gulf Shore Drive, completed in 1981, toward the southern end of Vanderbilt Beach. Nearly every residence shares the same 1,530-square-foot plan of two bedrooms, a den and two baths facing southwest over the Gulf, so floor, stack and renovation decide the price.

Seawatch Sales, September 2024 to September 2026

Five Seawatch residences closed through the MLS in the two years to September 2026, at a median of about $1.5 million, or $977 a square foot. The four on the standard 1,530-square-foot plan sold between $1,160,000 and $1,500,000, or $758 to $980 a square foot, and with the plan held constant, that spread comes down to floor, stack and the renovation inside. The two summer 2025 sales at about $1.5 million show where updated upper-floor residences trade, and the larger ground-level residence brought $2,185,000 in May 2026. A residence listed at $1,499,000 expired unsold after 122 days, and none was for sale as of October 6, 2026. Admiralty, next door to the north, recorded one sale at about $907,000.

Seawatch on the Map

One Floor Plan, Twenty-Six Ways

Seawatch was built around a single plan: 1,530 square feet, two bedrooms, two baths and an open den that a number of owners have enclosed as a third bedroom. The one exception is a larger ground-level residence of about 2,035 square feet. Walls of windows and sliders wrap the living space, and the lanai is wide enough for a table facing the Gulf. Because the layout is uniform, comparing residences comes down to floor height, which of the four stacks a home occupies, and how recently the interior was rebuilt, and those renovations vary widely here. Floor plans are available on request.

The association has kept up with the building: recent work includes a new roof, rebuilt lanais, a repainted exterior and a renovated lobby and community room.

Built in 1981, Seawatch falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Seawatch is past the 30-year mark, so ask the association for the latest inspection report, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.

Rental Rules and the Setting

Up to twelve leases a year with a 30-day minimum let a Seawatch residence carry monthly tenants through the season and still be available to its owner the rest of the year, and one pet of up to thirty pounds is permitted. The Turtle Club is just south, past The Vanderbilt, with the Ritz-Carlton Beach Resort beyond it at the foot of Vanderbilt Beach Road, and LaPlaya Beach & Golf Resort is to the north along the same beach. Delnor-Wiggins Pass State Park is a few minutes north, and Mercato and Waterside Shops are a short drive inland.
