Residences at The Vanderbilt
Two residences to a floor, each entered from a coded private elevator that opens into the home. Standard plans run roughly 3,820 square feet with three bedrooms, a den, a family room and three and a half baths, a scale that lives like a single-family house, and the top-level penthouses are larger still. Nine-foot ceilings, a kitchen with gas cooking and an island, a screened lanai with a built-in grill facing the Gulf, and an east-facing terrace off the guest rooms are standard, and south-side residences look down the coast over open water. Electric hurricane shutters, two enclosed garage spaces and natural gas complete the specification. Floor plans are available on request.
Completed in 2005, The Vanderbilt has not yet reached Florida’s milestone structural inspection, which falls due at 30 years, or at 25 where the local building official requires it, and every 10 years after. The structural integrity reserve study already applies: it is required every 10 years for buildings of three stories or more, and the first was due by December 31, 2025, so ask the association for that study, the current budget and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.
Amenities and the Beachfront Setting
The building is gated with secured entry and a renovated lobby, and the amenities are scaled to nineteen owners: a pool and spa steps from the sand, a fitness room, a club room and a grill area, with direct private beach access. The Turtle Club is next door to the south, the Ritz-Carlton Beach Resort sits beyond it at the foot of Vanderbilt Beach Road, Delnor-Wiggins Pass State Park is a few minutes north, and Mercato, with Whole Foods, the Silver Spot cinema and more than fifteen restaurants, is minutes east on Vanderbilt Beach Road.
