Residences at Bayshores
Residences are five to a floor across six floors: two-bedroom, two-bath plans of roughly 1,315 square feet and three-bedroom, two-bath corner residences of roughly 1,594 square feet, each with a lanai facing the water. The building sits in first position on the sand, with Gulf and sunset views to the west and bay views from the rear exposures. Finishes vary widely: a number of residences have been renovated in the past several years, while others still offer room to improve. Floor plans are available on request.
Built in 1978, Bayshores falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Bayshores is past the 30-year mark, so ask the association for the latest inspection report, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.
Amenities, Rentals and Location
Amenities are modest in a thirty-owner building: a pool and sun deck, a tennis court, bike and extra storage, assigned parking and a private walkway onto the sand. The rental rules are the distinguishing feature: fourteen-day minimum terms and up to twenty-six leases a year let owners who use the residence for part of the season rent the rest. Delnor-Wiggins Pass State Park is a short distance north, the Turtle Club, LaPlaya and the Ritz-Carlton are along the same beach to the south, and Mercato is minutes east on Vanderbilt Beach Road.
