A Season on Vanderbilt Beach

Vanderbilt Beach is where North Naples spends the winter: a public beach at the end of the road, Delnor-Wiggins Pass State Park two minutes north, the Ritz-Carlton and LaPlaya on the sand, and Mercato a short drive east. Seasonal residences run from Gulf-front towers and bayside condominiums to canal homes with a dock, and most of the buildings set a 30-day minimum, so a month, a season or a full winter are all possible here.

Where to Stay in Vanderbilt Beach

The Gulf-front towers on the west side of Gulf Shore Drive put the beach at the elevator door and the sunset on the terrace; they are the first to book and carry some of the highest seasonal rates. Behind them, the bayside and lagoon buildings offer larger floor plans for the money, quieter pools and a short distance to the same beach. Regatta, on the lagoon at Flagship Drive and Launch Circle, is the neighborhood's resort-style option, with a lagoon pool, spa and boat slips inside a gated community; Alpizar Property Management looks after residences there. For families and boaters, the Conners canal homes offer private pools and docks a short distance from the sand. Rental minimums are set building by building, so confirm the policy before you plan around a specific residence; our Vanderbilt Beach condo buildings guide lists the leasing rules for all 38.

Own a Residence in Vanderbilt Beach?

If you spend part of the year away, a well-managed seasonal rental can carry a residence's expenses without turning it into a full-time business. Alpizar Property Management manages a deliberately small portfolio of quality vacation rentals in the neighborhoods we know best, with tenant screening, association compliance, housekeeping and maintenance handled by our own team, and reporting delivered wherever you are. At the median asking rate, a two-bedroom residence rented January through March brings in about $33,000 in season, before management, association and tax costs. Because the brokerage and the management company are one firm, we can also tell you plainly when the better answer is to sell.
