How We Handle Your Referral
Every referred client is handled by Robert or Marlene Alpizar personally, not passed to a junior agent. We begin with a private consultation, assemble a curated selection of properties rather than a listing feed, conduct video walk-throughs for clients who are not yet in Naples, and prepare a written valuation before any offer. On the selling side, listings are priced from evidence, presented with photography and film directed in-house, and previewed privately to our buyer registry before public launch. A dedicated transaction coordinator carries every contract to closing. You will hear from us when your client engages, when they go under contract, and when they close — without having to ask.
What We Refer Out
We are specialists, not generalists, and we say so. Our practice is Naples' coastal and waterfront neighborhoods, Marco Island and Bonita Springs. Clients seeking property in Fort Myers, Cape Coral, Estero or further north are referred to brokers we trust in those markets rather than served at a distance. What areas do you accept referrals for?
Naples, Florida, from Port Royal north to Vanderbilt Beach, including Pelican Bay, Bay Colony, Park Shore, The Moorings, Olde Naples and Aqualane Shores, plus Marco Island and Bonita Springs. Referrals for Fort Myers, Cape Coral and Lee County are passed to trusted brokers in those markets.
Do you work with Spanish-speaking clients?
Yes. Robert Alpizar, Marlene Alpizar and the firm's transaction coordinator are fluent in Spanish, and a substantial part of the practice serves clients from Latin America and Spanish-speaking South Florida, in Spanish, from the first conversation through closing.
Do you accept rental and property management referrals?
Yes. Alpizar Property Management places tenants in annual and seasonal rentals and manages Naples residences for owners who live elsewhere. Referral terms for leases and management are set out in the same written agreement.
Who will actually work with my client?
Robert or Marlene Alpizar. Referred clients are never passed to a junior agent. Showings may be coordinated with Mia Alpizar, the firm's showing agent, and every contract is managed by transaction coordinator Barbi Vilaseca through closing.
