Residences at Gulfshores

Residences run two and three bedrooms from roughly 1,315 to 1,594 square feet, oriented to the water, with the building in first position on the sand. Plans are efficient rather than grand. Condition varies widely: some residences remain close to original, others have been renovated end to end. Floor plans are available on request.

Built in 1978, Gulfshores falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Gulfshores is past the 30-year mark, so ask the association for the latest inspection report, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.

The Beach, the Docks and the Setting

The pool sits on the Gulf side with direct access to the sand, and a tennis court occupies the other end of the property. The docks sit across Gulf Shore Drive on Vanderbilt Lagoon and are leased or sold separately from the residences; boats from the lagoon pass under the Bluebill Avenue bridge, about 19 feet at mean high water, on the way to Wiggins Pass, so confirm clearance for your boat. Delnor-Wiggins Pass State Park is a short distance north, the Turtle Club, LaPlaya and the Ritz-Carlton are along the same beach to the south, and Mercato is a few minutes east on Vanderbilt Beach Road.
