Sunset Bay Sales and Availability

One Sunset Bay residence closed through the MLS between September 2024 and September 2026: a 1,132-square-foot bayfront residence at 9486 for $1,025,000, or $905 a square foot, which sold in a day. None was for sale as of October 6, 2026. No beachfront residence at 9485 traded in that period; for a comparison, Sea Chase, two buildings north, sold three beachfront residences at a median of about $1.96 million, or $1,236 a square foot. With so few sales, each purchase turns on the side of the street, the dock and condition, and we review the association’s budget, reserve study and inspection reports with our buyers. The Vanderbilt Beach Market Report tracks the neighborhood each month.

Closed sales reported through the Naples Area Board of REALTORS® MLS, September 2024 to September 2026.

Where Sunset Bay Sits at Vanderbilt Beach

Sunset Bay is No. 13 on the map below, between Sand Castle (12) to the north and Gulf Pointe (14) to the south. The Gulf-front buildings are numbered 1 to 19 south along Gulf Shore Drive, the four Bluebill Avenue buildings 20 to 23, and the bay and lagoon buildings 24 to 38. The Vanderbilt Beach condo buildings guide uses the same numbers.

Sunset Bay on the Map

The Beach Side and the Bay Side

The beachfront building at 9485 rises six floors with twelve residences of roughly 2,027 square feet, each with three bedrooms and three baths and the Gulf straight off the lanai. Across the street, the bayfront building at 9486 holds six residences looking east over Vanderbilt Bay toward the morning light, with plans that include residences of about 1,132 square feet. Each residence has a one-car garage. As with any building from the early eighties, condition varies from residence to residence. Floor plans are available on request.

Built in 1981, Sunset Bay falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Sunset Bay is past the 30-year mark, so ask the association for the latest inspection report, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.

The Docks and the Setting

Deeded docks on the bay may convey with individual residences rather than being assigned by the association, so confirm which dock, if any, comes with the residence you are buying. Boats from the lagoon and bay pass under the Bluebill Avenue bridge, about 19 feet at mean high water, on the way to Wiggins Pass, so confirm clearance for your boat. Both buildings share the pool on the bay, and beachfront access is steps away for owners on either side. LaPlaya Beach & Golf Resort is to the north along the same beach, the Turtle Club is to the south with the Ritz-Carlton Beach Resort further on, Delnor-Wiggins Pass State Park is a few minutes north, and Mercato is minutes east on Vanderbilt Beach Road.
