Residences at Monte Carlo Club
Plans run two bedrooms, two bedrooms plus a den, and three bedrooms, from roughly 1,177 to 1,500 square feet under air. Three floors means no elevator wait and, in the top-floor residences, vaulted ceilings and more light than the square footage suggests. The bay-facing homes look out over the water to the evening lights, with the pool and walkway below. Because the buildings are small and prices sit well below the Gulf-front towers, condition varies widely: several residences have been fully remodeled with new kitchens, baths and flooring, others are ready for one. Floor plans are available on request.
Built in 1988, Monte Carlo Club falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Monte Carlo Club is past the 30-year mark, so ask the association for the latest inspection report, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.
Boating, the Beach and Location
Slips sit along the seawall behind the buildings and are bought as they become available, occasionally bundled with a residence; a recent sale included a dock with new mechanicals and a lift. Boats from the bay and lagoon pass under the Bluebill Avenue bridge, about 19 feet at mean high water, on the way to Wiggins Pass, so confirm clearance for your boat. Across the street, beach access puts the sand a short distance from the door, and Delnor-Wiggins Pass State Park is a short distance north. The gated entry, the heated pool, tennis and basketball courts and the bayside walkway make up the amenities, with guest parking on site. LaPlaya Beach & Golf Resort is to the south along Gulf Shore Drive, with the Turtle Club and the Ritz-Carlton Beach Resort beyond it, and Mercato and Waterside Shops are minutes east.
