Every Condo Building on Vanderbilt Beach, Side by Side
Thirty-eight condominium buildings line Gulf Shore Drive, Vanderbilt Drive and Bluebill Avenue, and they differ in ways that matter far more than price per square foot: some permit weekly rentals while others permit none at all, some include a deeded boat dock and some have no water access, and pet rules range from two animals to none. This is the full comparison, drawn from each building’s association rules, with two years of closed sales beside each one: 125 sales across these 38 buildings between September 2024 and September 2026, from $150,000 for a Vanderbilt Towers studio to $12,600,000 at The Vanderbilt.

Bay and Lagoon Buildings
These sit on the water side of the street, most with docks, and beach access is typically a crossing rather than a drive. Trading the Gulf view for the bay keeps prices lower: most of these buildings sold at medians under $1 million.

Not Sure Which Building Fits?
The table narrows the field; the right answer usually depends on details it cannot hold — which stack faces the water, what the reserves look like, whether a dock actually fits your boat. Tell us how you plan to use the residence and we will shortlist the buildings worth your time and the specific residences within them. Call (239) 438-1102.
Beyond the Condo Buildings
Three parts of Vanderbilt Beach sit outside this table. Conners at Vanderbilt Beach is the single-family canal neighborhood, roughly 500 homesites on seventeen cul-de-sac streets with private docks and no mandatory HOA. Regatta is a five-building gated community on Vanderbilt Lagoon with a 55-slip marina, and The Ritz-Carlton Residences, Naples occupies the bayside parcel beside the resort. Bay Colony, just to the south past The Ritz-Carlton Beach Resort, is often grouped with Vanderbilt Beach but belongs to Pelican Bay; its six beachfront towers, five Gulf-view towers and four estate neighborhoods sit behind their own gate and Beach Club.

Vanderbilt Beach Condo Building Questions
Which Vanderbilt Beach condo buildings sell for the most?
Between September 2024 and September 2026, Moraya Bay led the buildings with regular sales at a median $6,350,000, or $1,396 per square foot, followed by Le Dauphin at $3,037,500 and Vanderbilt Gulfside at $1,999,500. The single highest sale was $12,600,000 at The Vanderbilt in May 2026. At the other end, Vanderbilt Towers sold at a median $400,000 and Vanderbilt Surf Colony at $734,000.
Which Vanderbilt Beach buildings allow weekly rentals?
Three permit a seven-day minimum with up to fifty-two leases per year: Kings Crown, Sandcastle Villas and Baypoint. Barefoot Pelican allows seven-day stays from April through December and fourteen-day stays from January through March, with up to twenty-six leases a year, and Bayshores and Sausalito allow fourteen-day stays, with up to twenty-six and six leases a year. Gulf Pointe operates on deeded weekly intervals rather than whole ownership. Everywhere else on Vanderbilt Beach runs a 30-day minimum or longer.
Which Vanderbilt Beach buildings do not allow rentals at all?
The Vanderbilt and Mansions do not permit leasing. Casa Grande permits a single lease per year, which functions similarly for most owners. At the other extreme, Beachmoor requires a 90-day minimum and Vanderbilt Yacht & Racquet Club and Villas of Vanderbilt require 60 days.
Which Vanderbilt Beach condos come with a boat dock?
Twenty-two of the thirty-eight buildings have some form of dock. Docks convey with residences at Chateau Vanderbilt, Vanderbilt Lagoon Villas, Sausalito, Manatee, La Scala, Beachcomber, Sand Castle and Sunset Bay. Vanderbilt Bay, Vanderbilt Landings, Barefoot Pelican, Gulf Breeze, Sandcastle Villas, Baypoint and Vanderbilt Yacht & Racquet Club offer marina or community slips, Gulfshores has private docks across the street, and Monte Carlo Club sells slips separately. Le Dauphin’s bayside docks are leased or sold as they open, Vanderbilt Club, Vanderbilt Towers and Vanderbilt Surf Colony lease slips to owners, and Kings Crown has its own boat ramp. Availability depends entirely on which residence is on the market.
Which Vanderbilt Beach buildings allow pets?
The Vanderbilt permits two pets up to thirty-five pounds. Seawatch allows one up to thirty pounds. Admiralty, Beachcomber and Manatee allow two up to twenty-five pounds each; Baypoint allows one up to twenty pounds, and Mansions, Sunset Bay and Barefoot Pelican allow one. Sea Chase permits one dog by height. Chateau Vanderbilt, Sandcastle Villas, Villas of Vanderbilt and Vanderbilt Lagoon Villas permit pets with association approval, and Moraya Bay and Sausalito permit pets within the limits their associations set. Twenty-two of the thirty-eight buildings do not allow pets at all.
What is the newest condo building on Vanderbilt Beach?
Among the buildings compared here, Moraya Bay, completed in 2009, is the newest tower, followed by The Vanderbilt in 2005 and Beachcomber in 2003; The Ritz-Carlton Residences, Naples, on the bayside parcel beside the resort, is newer still. At the other end, Kings Crown dates to 1962 and Vanderbilt Club to 1966. Building age matters beyond style: Florida’s milestone inspection falls due when a condominium building of three stories or more reaches 30 years, or 25 where the local building official requires it, so Moraya Bay, The Vanderbilt, Beachcomber, Vanderbilt Lagoon Villas and Manatee have not reached 30 yet, while the other thirty-three buildings are past it, though 35 Bluebill, the newer of Baypoint’s two buildings, reaches 30 in 2027 or 2028.
