Residences at Vanderbilt Shores

Residences run two and three bedrooms from roughly 1,560 to 2,075 square feet under air, with total areas approaching 2,500 square feet once front and rear lanais are counted. Floor-to-ceiling glass and sliders open the living areas and primary suites toward the Gulf, while guest bedrooms and their balconies face east over the channel. The corner residences open on three sides, taking sunrise and sunset from the same floor plan. Condition varies from original to fully redesigned. Floor plans are available on request.

Built in 1982, Vanderbilt Shores falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Vanderbilt Shores is past the 30-year mark, so ask the association for the latest inspection report, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.

Amenities and Location

The amenities are beach-focused: a pool on the Gulf side, a tennis court, a fitness center, a sauna, a community room and extra storage, with covered parking under the buildings. Delnor-Wiggins Pass State Park is a short drive north, LaPlaya, the Turtle Club and the Ritz-Carlton are to the south along the same beach, and Mercato is a few minutes east on Vanderbilt Beach Road. Ask the association of whichever tower you are considering about recent and planned common-area work and how it is funded.
