Residences at Watermark

Plans run two and three bedrooms from roughly 1,482 to 1,800 square feet, with corner residences closer to the upper end and the top-floor residences larger again; one carries a private rooftop deck. The orientation is the appeal: living areas and primary suites face east over Vanderbilt Lagoon, so mornings begin with sunrise over the water and dolphins in the bay, while the Gulf and the sunset sit across the street. Glass-enclosed and screened lanais both appear in the building, and many residences have been renovated with impact glass, quartz counters and updated baths. In-residence laundry, an assigned garage space and storage are typical. Floor plans are available on request.

Built in 1991, Watermark falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Watermark is past the 30-year mark, so ask the association for the latest inspection report, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.

Beach Access, Amenities and Location

Deeded beach access reserved for Watermark owners sits directly across Gulf Shore Drive, and beach chairs and umbrellas live in the ground-level storage for owners to take across. On the lagoon side, the pool and spa sit at the water’s edge with grills alongside, and the tennis and pickleball court and community room round out the amenities behind a gated entry. Watermark has no docks; Sausalito, next door, is the nearest building where a deeded dock conveys with each residence, and Vanderbilt Beach condos with boat docks compares the rest. The Turtle Club is a short walk south with the Ritz-Carlton Beach Resort beyond it, LaPlaya Beach & Golf Resort is a short distance north, and Mercato and Waterside Shops are minutes east.
