Residences at Vanderbilt Landings

Every residence is a two-bedroom, two-bath of roughly 1,470 square feet under air, reaching about 1,784 square feet once both lanais are counted, and the two lanais are the point. The main screened wraparound lanai faces west toward the Gulf and the sunset; the rear balcony opens off the kitchen and guest bedroom toward the channel and the boat traffic. Many residences have been renovated in the past decade, several with electric storm shutters and updated baths, and a number sell furnished. Floor plans are available on request.

Built in 1990, Vanderbilt Landings falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Vanderbilt Landings is past the 30-year mark, so ask the association for the latest inspection report, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.

Boating, the Beach and Location

Docks sit along the channel behind the buildings; they are owned individually and bought separately from the residences, so ask about availability early. Boats from the channel pass under the Bluebill Avenue bridge, about 19 feet at mean high water, on the way to Wiggins Pass, so confirm clearance for your boat. Across the street, a deeded private walkway leads to Vanderbilt Beach, so owners have the beach without paying beachfront prices. The pool, tiki hut and grills overlook the water, with tennis, pickleball and bocce alongside. Delnor-Wiggins Pass State Park is just north, the Ritz-Carlton Beach Resort and the Turtle Club are to the south along Gulf Shore Drive, and Mercato is a few minutes east on Vanderbilt Beach Road.
