Gulf-Front Towers, Bayside Condominiums and the Conners Canal Homes
Vanderbilt Beach is a 0.68-square-mile coastal neighborhood in North Naples encompassing 3,199 residences across more than 40 distinct communities, ranging from Gulf-front high-rises and beachfront condominiums to canal-front homes with direct Gulf access through Wiggins Pass. The neighborhood stretches along Gulf Shore Drive between Pelican Bay to the south and Delnor-Wiggins Pass State Park to the north, with Vanderbilt Lagoon at its center providing the waterway access that defines the single-family market. Its landmark new development is The Ritz-Carlton Residences, Naples, 128 residences across five boutique buildings by Stock Residences. Over the last two years, Vanderbilt Beach sales ran from under $250,000 for a studio at Vanderbilt Towers to $22 million for Gulf-front homes on Gulf Shore Drive. Directly to the south, past The Ritz-Carlton Beach Resort, lies gated Bay Colony — its closest neighbor, but part of Pelican Bay rather than Vanderbilt Beach.

More About Vanderbilt Beach
Vanderbilt Beach Sales, September 2024 to September 2026
189 Vanderbilt Beach residences closed in the two years to September 2026: 144 condominiums and 45 single-family homes, all 45 of them in Conners. The two markets move differently. Seven vacant Conners homesites also sold, which sets the land value underneath every canal home in the neighborhood.

The Neighborhood — Two Distinct Markets
Vanderbilt Beach encompasses two fundamentally different real estate markets within its 0.68 square miles — understanding which one aligns with your goals is the starting point for any Vanderbilt Beach search.
Conners Vanderbilt Beach — Single-Family Canal Homes: The neighborhood's 503 single-family homes are concentrated in the Conners Vanderbilt Beach community (often spelled Connors), where streets run perpendicular to the waterway and most lots back directly onto canals with dock access to Vanderbilt Lagoon and Gulf access through Wiggins Pass. A standard canal lot is about 75 by 120 feet, roughly a fifth of an acre. Most homes have been renovated or rebuilt in recent decades — properties built in the 1970s sit alongside brand-new construction exceeding 6,000 square feet. Canal homes sold at a median $1,024 per square foot over the last two years, well above the $758 condominium median, and the land does most of that work: six of the seven vacant homesites that sold went for $1.45 million to $2.9 million, and a bayfront lot on Seabreeze Avenue brought $5.5 million. Only the Gulf-front towers, led by Moraya Bay at a median $1,396, sell for more per foot than a typical canal home.
High-Rise and Mid-Rise Condominiums — Gulf Shore Drive Corridor: Vanderbilt Beach's 2,696 condominiums span a spectrum from Vanderbilt Towers studios that have sold for under $250,000 to Gulf-front residences at Moraya Bay, where seven sales ran from $5.75 million to $7.5 million, and new residences at The Ritz-Carlton Residences from about $4 million. Gulf Shore Drive is the architectural spine of the condo market — beachfront buildings line the west side with Gulf views, while mid-rise and high-rise buildings behind them offer bay or lagoon views at accessible price points. This is where the neighborhood's broadest inventory lives and where most of the sales happen: Vanderbilt Surf Colony, Vanderbilt Towers and Regatta alone accounted for 49 closings in two years. Our Vanderbilt Beach condo buildings guide compares every building side by side, and buyers who want to spend a season first can browse Vanderbilt Beach vacation rentals.
Notable Communities Within Vanderbilt Beach
The Ritz-Carlton Residences, Naples — 128 luxury residences across five boutique buildings at the intersection of Vanderbilt Beach Road and Gulf Shore Drive. Two 12-story Tower Residences, two mid-rise Bay Residences, and the new Park Residences — 20 three-bedroom homes from approximately 2,600 sq ft starting at $4 million. The 50,000+ sq ft Vanderbilt Club amenity center, 22-slip private marina, and half-acre private park complete the program. Our dedicated Ritz-Carlton Residences page covers all five buildings, current pricing, and buyer guidance in full.
Moraya Bay — An 11-story beachfront tower developed by Soave Real Estate (same developer as Kalea Bay), completed 2009. Its seven sales between September 2024 and September 2026 ran from $5,750,000 to $7,500,000, a median of $1,396 per square foot, the highest of any Vanderbilt Beach building with five or more sales.
Regatta — A gated bayfront community of five buildings on Vanderbilt Lagoon, two twelve-story towers and three six-story mid-rises, at Flagship Drive and Launch Circle, with a resort pool complex, boat slips and a short distance to the beach. Its 15 sales in two years, from $975,000 to $1,675,000, make it the third most actively traded address in the neighborhood, after Vanderbilt Surf Colony and Vanderbilt Towers.
Conners — The single-family heart of Vanderbilt Beach: canal-front homes with private docks and Gulf access through Wiggins Pass, from renovated mid-century originals to new coastal estates.
Bay Colony: The Gated Neighbor to the South
Bay Colony is often described as part of Vanderbilt Beach, but it sits inside Pelican Bay, a guard-gated enclave at Pelican Bay's northern end just south of Vanderbilt Beach, beside The Ritz-Carlton Beach Resort. Behind its gate are about 870 homes: eleven towers — six directly on the beach (Contessa, Carlysle, Brighton, Remington, Biltmore and Windsor) and five Gulf-view buildings behind them (Marquesa, Mansion La Palma, Toscana, Salerno and Trieste) — plus four estate neighborhoods: The Strand, Bay Colony Shores, Vizcaya and Villa La Palma. Every residence carries the private Bay Colony Beach Club and Tennis Club on top of Pelican Bay's own amenities.
For a buyer weighing the two, the difference is structure rather than setting. Vanderbilt Beach offers the wider range of buildings, rental rules and boating options; Bay Colony trades that range for a gate, a private club and a narrower, higher-priced market, with 89 sales from $1.83 million to $21 million between September 2024 and September 2026. Our Bay Colony guide covers every building, the beachfront towers are compared side by side, and the Bay Colony Market Report tracks its sales each month.
Boating & Beach Access in Vanderbilt Beach
Boating is central to life in Vanderbilt Beach. The Conners Vanderbilt Beach canal system connects directly to Vanderbilt Lagoon, which provides Gulf access through Wiggins Pass. The run north passes beneath the Bluebill Avenue bridge, about 19 feet at mean high water, so clearance is worth confirming for taller vessels before you buy. Canal-front home owners keep boats behind the house and reach open water at Wiggins Pass in roughly twenty minutes. For condominium owners, our guide to Vanderbilt Beach condos with boat docks covers the buildings where a slip comes with the residence, and the Pelican Isle Yacht Club marina at Pelican Isle serves vessels that need more than a private dock can offer.
For beach access, Vanderbilt Beach Park provides ample public access with parking, restrooms, showers, and bicycle racks directly at the sand. Delnor-Wiggins Pass State Park, about two minutes north, offers an undeveloped state park beach with its own entrance fee. Next door in Pelican Bay, Bay Colony residents have their own private Beach Club with full beach service. Ritz-Carlton Residences owners have Vanderbilt Beach Park immediately adjacent to the property.
Storms, Flood Zones and What They Mean for a Purchase
Vanderbilt Beach sits on low ground at the edge of the Gulf, and recent storms have shaped its market. Hurricane Ian in September 2022 pushed a storm surge of nearly 12 feet into Vanderbilt Beach, flooding streets, garages and ground floors along Gulf Shore Drive, and Hurricanes Helene and Milton struck again in 2024. The recovery shows on every street. Buildings along the beach have been repaired, and in Conners many original ground-level homes have been replaced by new homes built to current flood elevation. Under the federal flood rules Collier County enforces, a home damaged or improved beyond 50% of its value must be brought up to today’s elevation standards, which is why older ranch homes so often trade close to land value.
For a buyer, a few documents matter as much as the view. For a house, that means the elevation certificate and a flood insurance quote. For a condominium, it means the building’s milestone inspection and structural integrity reserve study, which Florida now requires of condominium buildings three stories and taller, along with any special assessments that came out of them. We request them early, before an offer is shaped around them.
Dining & Lifestyle Near Vanderbilt Beach
Mercato — approximately 7 minutes east — has Whole Foods Market, Silverspot Cinema and more than a dozen restaurants. The Village Shops on Venetian Bay and Waterside Shops at Pelican Bay are both within 10-15 minutes for boutique shopping and waterfront dining. Specifically in the Vanderbilt Beach corridor: Baleen at LaPlaya Beach and Golf Resort, the Turtle Club on Gulf Shore Drive, and the Ritz-Carlton's beachfront restaurant all offer dining steps from the sand.
