Residences at Phoenician Sands
Residences run roughly 1,819 square feet under air and about 2,052 with the balconies, laid out as two bedrooms plus a den or office and two baths. High ceilings and floor-to-ceiling glass carry the Gulf light through the living areas, and the primary suite has its own balcony; several look east over the bay, so a single residence takes both the sunrise over the water and the sunset over the Gulf. Kitchens in the updated homes run to custom cabinetry and stone counters, and condition varies from one residence to the next. Floor plans are available on request.
Built in 1991, Phoenician Sands falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Phoenician Sands is past the 30-year mark, so ask the association for the latest inspection report, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.
The Setting
The gate, the pool and the beach chair and umbrella service make up the amenities, with a garage space for each residence.
