Sausalito Sales and Availability

One Sausalito residence closed through the MLS between September 2024 and September 2026, at $1,200,000, and none was for sale as of October 6, 2026. The other deeded-dock buildings on the bay give the closest read on value: La Scala sold one three-bedroom of about 1,546 square feet for $1,350,000, and at Manatee, where larger residences come with a dock and lift, two were for sale at $1,750,000 and $1,975,000. The size and condition of the residence, and the boat its dock will take, decide the price here, and we review the association’s budget, reserve study and inspection reports with our buyers. The Vanderbilt Beach Market Report tracks the neighborhood each month.

Residences at Sausalito

The residences are laid out over two levels, which is unusual in a Naples condominium and gives them the feel of a townhouse: a guest bedroom and the main living areas on the entry floor, the primary suite and a second guest room above. Plans run roughly 1,715 to 2,100 square feet under air with three full baths, an open great room and kitchen, and wrap-around decking on both levels; the upper deck takes the bay and the sunset sky. Tray ceilings, walk-in closets and in-residence laundry are standard, and several residences have been renovated. Floor plans are available on request.

Built in 1991, Sausalito falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Sausalito is past the 30-year mark, so ask the association for the latest inspection report, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.

The Dock, the Beach and the Location

Each residence conveys with its own deeded dock on Vanderbilt Bay, several fitted with lifts, with power and water at the dock, so there is no waiting list and no slip lease to renew. Boats from the bay and lagoon pass under the Bluebill Avenue bridge, about 19 feet at mean high water, on the way to Wiggins Pass, so confirm clearance for your boat. Directly across Gulf Shore Drive, gated private beach access leads to the sand, so the boat and the beach are both a few steps from the door. The pool and spa sit on the bay side with a grill area alongside. Up to six leases a year with a 14-day minimum give owners more rental flexibility than most of Vanderbilt Beach. LaPlaya Beach & Golf Resort is a short walk north, the Turtle Club is a short walk south with the Ritz-Carlton Beach Resort beyond it, and Mercato is minutes east on Vanderbilt Beach Road.
