The first buildings on Bluebill Avenue, and still the most attainable way onto the peninsula.

Vanderbilt Towers lines the west side of the Bluebill peninsula, beside Delnor-Wiggins Pass State Park: three eight-story buildings at 1, 3 and 5 Bluebill, built at the start of the 1970s and with the widest range of floor plans on Bluebill Avenue, from compact efficiencies to three-bedroom residences approaching 1,900 square feet. Boat slips lease behind the buildings, the state park’s beach is next door, and entry prices here are the lowest on the avenue: sixteen residences sold in the past two years at a median $400,000.

Vanderbilt Towers also rents steadily: 24 of its residences leased between September 2024 and September 2026, most of them on annual terms. Annual association fees in recent listings run about $10,400 to $12,600 and are much the same from an efficiency to a three-bedroom, so they weigh more heavily on the smaller residences. As of September 26, 2026, ten residences were for sale from $245,000 to $850,000, about eleven months of supply at the pace of the past year. The Vanderbilt Beach Market Report tracks the neighborhood each month.

Closed sales and leases reported through the Naples Area Board of REALTORS® MLS, September 2024 to September 2026. Annual lease figures are the monthly rates on leased listings; seasonal figures are median peak-season asking rates.

It holds the west side of the peninsula beside Delnor-Wiggins Pass State Park, with Vanderbilt Surf Colony (22) at the north tip, Gulf Breeze (21) along the marina on the east side and Baypoint (20) at the southeast corner on the Vanderbilt Channel by the Bluebill bridge. Residences at Vanderbilt Towers

The plan mix is the widest on Bluebill Avenue, and Vanderbilt Towers is the only building there with efficiencies and one-bedrooms: efficiencies of roughly 433 square feet, one and two-bedroom residences, and three-bedroom homes approaching 1,900 square feet. Views depend heavily on building and floor, with Gulf and sunset exposures to the west and bay and channel views east toward the marina. Because the buildings date to the early 1970s, condition varies widely — some residences remain largely original, others have been taken down to the studs with impact glass and new mechanicals, and the price difference reflects it. That spread is also the opportunity: fifteen of the sixteen sales in the past two years closed under $1 million, and thirteen under $600,000. Floor plans are available on request.

Built in 1971, Vanderbilt Towers falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Ask the association for the latest inspection report, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.

Boating and Location

Boat slips and kayak storage are leased through the association as they become available, with the channel running out to the Gulf through Wiggins Pass; confirm clearance and draft for your boat before counting on a slip. Amenities are straightforward rather than resort-scale — two pools, a community room, bike and extra storage — and fees start lower than at Gulf Breeze or Surf Colony: about $10,400 a year in recent listings, against about $12,000 and $14,400. The location does the rest of the work: Delnor-Wiggins Pass State Park is next door on the west side, Vanderbilt Beach is just south, and Mercato, Whole Foods and the dining along Vanderbilt Beach Road are a few minutes east.
