Two mid-rise buildings on the Vanderbilt Channel, with weekly rentals and docks that run to the Gulf with no bridges.
Baypoint sits at the southeast corner of the Bluebill peninsula, two gated mid-rise buildings at 33 and 35 Bluebill looking straight down the Vanderbilt Channel toward the pass. Its 38 residences come with what few buildings in Vanderbilt Beach allow together: weekly rentals, a pet, and a marina with a straight run to the Gulf through Wiggins Pass. Owners tend to hold, so a Baypoint residence comes to market only now and then — and Delnor-Wiggins Pass State Park is a short walk away.

Baypoint Sales and Rents
No Baypoint residence closed between September 2024 and September 2026. The one listing in that time, a fourth-floor three-bedroom end residence at 33 Bluebill, came to market at $849,000 in April 2025, was reduced to $825,000 and expired in December 2025 after 261 days. Sales here are rare by any measure: 28 have closed through the MLS since 1999, 23 at 33 Bluebill and five at 35. The two buildings trade differently. The larger plans at 35 Bluebill, all end residences, brought $858,000 in November 2021 and $1,350,000 in February 2022, the top for a seventh-floor penthouse with a boat dock and lift that sold above its asking price after 20 days, while the 2020 and 2021 sales at 33 Bluebill ran from $420,000 to $465,000.

Weekly rentals are what set Baypoint apart: a seven-day minimum and up to 52 leases a year, against 30 days in most Bluebill Avenue buildings. Between September 2024 and September 2026, three Baypoint seasonal leases were reported through the MLS: a furnished three-bedroom end residence at 33 Bluebill at $7,500 a month for the season, and a seventh-floor three-bedroom at 35 Bluebill at $9,000 a month in two straight seasons, offered again at $9,000 for the coming one.

Where Baypoint Sits at Vanderbilt Beach
Baypoint is No. 20 on the map below, one of the four buildings on the Bluebill peninsula, marked in gold, at the southeast corner of the peninsula on the Vanderbilt Channel by the Bluebill bridge; 33 Bluebill is the western of its two buildings and 35 Bluebill the eastern. Gulf Breeze (21) runs up the east side along the marina, Vanderbilt Surf Colony (22) holds the north tip and Vanderbilt Towers (23) the west side beside Delnor-Wiggins Pass State Park. The Gulf-front buildings (1 to 19) line Gulf Shore Drive south of Bluebill Avenue, and the bay and lagoon buildings are numbered 24 to 38. The Vanderbilt Beach condo buildings guide uses the same numbers.

Residences at Baypoint
The two buildings were built a few years apart and are laid out differently. 33 Bluebill, completed in 1995, has four residences to a floor: two-bedroom plans of about 1,314 square feet in the middle and three-bedroom end residences of about 1,503 square feet at the corners. 35 Bluebill, completed in 1997 and 1998, has only two residences to a floor, every one a three-bedroom end residence of about 1,626 square feet, with seven floors and the penthouse residences at the top. Each residence has a screened lanai over the water, and because the channel runs straight out toward the pass, the views run down open water rather than across at a neighbor. Most have been updated at least once, many with impact glass, and several owners have enclosed their lanais. Floor plans are available on request.
Baypoint falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. 33 Bluebill, built in 1995, is past the 30-year mark, and 35 Bluebill reaches it in 2027 or 2028. Ask the association for the latest inspection report, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.

Boating and the Weekly Rental Advantage
Baypoint’s marina sits on the channel north of the Bluebill Avenue bridge, so boats reach Wiggins Pass without passing under it — the pass shoals between dredgings, so draft still matters. Docks and lifts are owned individually and leased or sold separately from the residences; recent listings offered a dock and lift for about $50,000 and an under-building garage space for $40,000 to $50,000. The seven-day minimum and 52 leases a year are the other draw: owners who use the residence for part of the season can rent the rest of it week by week, which most Vanderbilt Beach buildings do not allow. Add a one-pet policy and a heated pool and spa beside the marina, and Baypoint is as much an income property as a second home. Delnor-Wiggins Pass State Park, regularly ranked among Florida’s best beaches, is a short walk away, and Mercato is a few minutes east on Vanderbilt Beach Road.
