Vanderbilt Bay Sales, September 2024 to September 2026

Seven Vanderbilt Bay residences closed through the MLS in the two years to September 2026, from $545,000 to $1,500,000, at a median of $900,000, or $627 a square foot. The top floor carries the premium: the sixth-floor two-bedroom Residence 163 sold for $1,500,000 in January 2025 after six days on the market, while two-bedrooms of the same 1,516 square feet on the second and fourth floors sold for $900,000 to $950,000. The one-bedrooms show the same pattern, $835,000 on the sixth floor against $545,000 on the third. What conveys with a residence, such as a slip, lift or garage space, accounts for part of the spread as well. Residences closed at a median 91% of their final asking price, and the typical sale took 193 days.

Residences at Vanderbilt Bay

Plans range from roughly 1,045 square feet under air for one bedroom to about 1,516 for two, and several have been reconfigured by owners to add a second bedroom or office. The end and corner residences run the full front-to-back footprint with L-shaped lanais at both ends, so a single home takes the bay to the east and the Gulf and sunset to the west. Wraparound lanai space exceeds 400 square feet in some residences. Many have been renovated with impact glass, open kitchens and updated baths, and the association replaced the roof in 2024 and the elevator pistons in 2025. Floor plans are available on request.

Built in 1980, Vanderbilt Bay falls under Florida’s condominium safety law: a milestone structural inspection at 30 years (25 where the local building official requires it) and every 10 years after, and a structural integrity reserve study every 10 years, the first of which was due by December 31, 2025. Vanderbilt Bay is past the 30-year mark, so ask the association for the latest inspection report, the reserve study and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.

Boating, the Beach and Location

Marina slips sit on the bay behind the buildings, several fitted with lifts and floating docks. Some convey with a residence and others are bought separately, so establish early which listings include one. Boats from the bay and lagoon pass under the Bluebill Avenue bridge, about 19 feet at mean high water, on the way to Wiggins Pass, so confirm clearance for your boat. Across the street, deeded private beach access puts the sand a short distance from the lobby. The saltwater pool, tennis and pickleball court, grills and outdoor shower all overlook the water. LaPlaya Beach & Golf Resort is to the south along Gulf Shore Drive, with the Turtle Club and the Ritz-Carlton Beach Resort beyond it, Delnor-Wiggins Pass State Park is a few minutes north, and Mercato and Waterside Shops are minutes east.
