Residences at Manatee
Manatee’s plans run three bedrooms plus a den with three and a half to four baths, from about 2,080 to 2,700 square feet, larger than most of the 1970s and 1980s buildings along Gulf Shore Drive. Ten-foot ceilings and private elevator entry give each residence the feel of a floor of its own, and the guest suites sit apart from the primary suite. A rear lanai takes sunrise over the bay, with boat traffic and dolphins passing below; the front lanai faces west toward the Gulf and the sunset. Many residences have been renovated in recent years. Floor plans are available on request.
Completed in 1998, Manatee reaches the 30-year mark in 2028, when Florida’s milestone structural inspection falls due, and every 10 years after; the local building official can require it at 25 years instead, so ask whether it has already been done. The structural integrity reserve study already applies: it is required every 10 years for buildings of three stories or more, and the first was due by December 31, 2025, so ask the association for that study, the current budget and any planned special assessments before you make an offer. Resale buyers also have seven days after receiving the condominium documents to cancel the contract.
Boating, the Beach and Location
Numbered docks with lifts are included with the residences, so the boat lives behind the building rather than at a marina. Boats from the bay and lagoon pass under the Bluebill Avenue bridge, about 19 feet at mean high water, on the way to Wiggins Pass, so confirm clearance for your boat. The bay is calm enough for kayaks and paddleboards straight off the dock, and a private beach entrance sits across Gulf Shore Drive. The 100-foot bayside pool, spa and chickee huts with grills face the water. LaPlaya Beach & Golf Resort is a short walk north, the Turtle Club and the Ritz-Carlton Beach Resort are to the south along Gulf Shore Drive, Delnor-Wiggins Pass State Park is a few minutes north, and Mercato is minutes east on Vanderbilt Beach Road. Two leases a year with a 30-day minimum keep the building residential.
