The Newest Tower on Vanderbilt Beach, With Nothing but State Park to the North
Moraya Bay is a 72-residence beachfront tower at the north end of Gulf Shore Drive, completed in 2009 and bordered by Delnor-Wiggins Pass State Park, so the views up the coast can never be built out. With private elevators, a waterfront restaurant and full beach service, it is the building Naples buyers most often name when they ask for a resort standard of living on the sand.

Living at Moraya Bay
The building operates less like a condominium and more like a private club. Residents step from the pool deck onto the sand, where chairs, umbrellas and food and beverage service are set up daily, and the second-floor restaurant and lounge overlooking the Gulf is reserved for owners and their guests. Each residence opens directly from a private elevator into a foyer, with floor-to-ceiling glass on the Gulf side and a deep open-air lanai. Floor plans are among the largest of any beachfront tower in Naples, which is why Moraya Bay draws buyers who would otherwise consider a single-family home.

Annual association fees in recent listings run about $41,000 to $50,000, which covers the restaurant, beach service and staffing that set Moraya Bay apart. Compare it with the other Gulf-front towers in our Vanderbilt Beach condo buildings guide, including Le Dauphin, Vanderbilt Gulfside and The Vanderbilt, or see the full Vanderbilt Beach real estate guide. Leasing is rare here: Moraya Bay was not among the Vanderbilt Beach buildings with three or more seasonal rental listings on the MLS over the same two years; see Vanderbilt Beach seasonal rentals for the buildings that do lease.
Closed sales reported through the Naples Area Board of REALTORS® MLS, September 2024 to September 2026; Residence 803 was reported to the MLS after closing. Fees are total annual recurring fees shown in recent listings.

What to Know Before Buying
Position in the building matters. Stacks toward the center of the tower sit first on the sand; end stacks trade a step back from the water for the protected northern views over Delnor-Wiggins. Completed in 2009, Moraya Bay is under 30 years old, so its first milestone structural inspection under Florida’s condominium safety law comes at 30 years (25 where the local building official requires it) and every 10 years after; the structural integrity reserve study applies now, every 10 years, with the first due by December 31, 2025, so ask for it along with the budget, insurance and any pending assessments. Resale buyers also have seven days after receiving the condominium documents to cancel the contract. Residences at Moraya Bay traded from $5.75 million to $7.5 million over the past two years, and stack mattered more than floor or size; we prepare a written valuation from closed and pending sales in the building before any offer is made.
