Two homes on the same street can be worth millions apart. One faces open bay with a western sunset; the other faces a canal with a fixed bridge between it and the Gulf. The Record Buyers Will Ask For
Before launch, we assemble the file a serious buyer's advisor will request: seawall permits and inspection, dock and lift permits, the survey and elevation certificate, flood zone determination, current flood and wind insurance declarations, any claims history, and the age and condition of the roof, impact protection and mechanical systems. Presenting this at listing rather than during the inspection period does two things: it removes the buyer's uncertainty discount, and it prevents the renegotiation that follows a surprise.
Presenting From the Water
Most waterfront listings are photographed from the driveway. Ours are photographed from the water and the air as well, at the hour when the light and the view are at their best, with film that moves from the dock through the home to the sunset. Buyers in Chicago and Toronto decide which Naples homes to visit from those images; the ones that show the water win the visit.
Timing and Season
Waterfront buyers concentrate from January through April, and a listing launched in the fall meets them prepared. That said, the boating season, hurricane season and the tide calendar all affect how a waterfront home shows, and we plan photography, film and launch around them. Sellers out of state or abroad can complete preparation, marketing and closing entirely remotely.
