A Naples residence left closed from May to November faces heat, humidity, storms and silence. Small problems — a failed air handler, a slow leak under a sink, a pest that found a way in — become large ones when nobody is there to notice. Home Watch is scheduled, documented visits by the same property manager who looks after our rental portfolio, with a written report and photographs after each one, storm preparation when it matters, and the house ready the day you return.

What We Look For

Humidity is the enemy of a closed Florida home. On every visit we confirm the air conditioning is running and holding the set point, check the humidistat and drain line, and look for the early signs of moisture — a musty smell, condensation on glass, staining at a ceiling — before they become mold. We run water at every fixture so traps do not dry out, check under every sink and behind the water heater, cycle the ice maker and dishwasher, and confirm the refrigerator is holding temperature. We walk the lanai and exterior for screen damage, standing water and pests, test every door and window, and clear mail and packages so the home does not look empty. Anything out of the ordinary is photographed and reported the same day.

When a Storm Is Coming

When a named storm threatens Southwest Florida, home-watch clients are our first calls. We deploy shutters or confirm impact protection, bring in or secure lanai and pool furniture, planters and grills, turn off the water supply where appropriate, elevate what should be elevated, and photograph the home in its prepared state. After the storm we are back as soon as roads are open, with photographs and a report on any damage, and we coordinate the vendors and the insurance documentation from there. Owners who are two thousand miles away should not have to find a stranger to check their house after a hurricane.

Insurance and Associations

Many Florida homeowner policies require an unoccupied residence to be checked at regular intervals and the water supply managed, and some condominium associations require unit inspections while owners are away. Our visit reports, with dates and photographs, provide that record. We also keep a set of keys and your association's access procedures on file, so a plumber or an inspector can be let in on a Tuesday without you flying down.

What is a home watch service?

Scheduled visits to an unoccupied residence by a local professional who inspects the home inside and out, documents its condition with a written report and photographs, addresses problems early, and prepares the home before storms and before the owner's return. It is designed for seasonal owners who are away for months at a time.

How often should a Naples home be checked while I am away?

Weekly is the standard for the summer months, when humidity, storms and air-conditioning failures are the main risks. Biweekly is reasonable for well-maintained condominiums in staffed buildings. We recommend a frequency based on the property and your insurance requirements.

What does home watch cost in Naples?

Alpizar Property Management charges a flat monthly fee based on visit frequency and the size of the property, quoted in writing before you sign. Storm preparation, post-storm inspection and pre-arrival setup are included; vendor work is billed at the vendor's invoice with no markup.

Does my insurance require home watch?

Many Florida homeowner and condominium policies require an unoccupied residence to be inspected at regular intervals and may require the water supply to be shut off, and some associations require unit checks while owners are away. Our dated reports and photographs provide the documentation. Confirm the specific requirement with your insurance agent.

What happens if a hurricane is forecast?
