Twenty-Two Buildings Where You Can Keep a Boat
Sixteen of the thirty-eight Vanderbilt Beach condominium buildings have no water access at all. Twenty-two do — some with a deeded slip that conveys at closing, others with marina or community slips available through the association. The difference matters enormously at offer time, and it is the single question we field most often on this stretch of coast.

Buildings Where the Dock Conveys With the Residence
In these buildings a dock is deeded to a specific residence. When that residence sells, the slip goes with it — which means availability depends entirely on which homes happen to be on the market.

Looking for a Residence With a Slip That Fits Your Boat?
Deeded slips trade with the residences that own them, so what is available changes week to week and the best ones rarely last. Tell us the length, beam and draft of your boat and we will watch every building on this page and tell you the moment something fits. Call (239) 438-1102.
Buildings With Marina, Community or Leased Slips
Here the slips belong to the association or a marina rather than to individual residences. Access typically means a lease, a purchase from the association, or a waiting list — worth confirming before you buy, because a building having docks is not the same as a dock being available.

Sales are closed transactions reported through the Naples Area Board of REALTORS® MLS, September 2024 to September 2026, for each building as a whole; not every residence sold included a slip. A dash means no closed sale for that building appeared in the MLS data analyzed for the period.
What a Dock Building Costs
Boaters here usually pay less, not more. The twenty-two buildings on this page recorded 75 sales between September 2024 and September 2026, at a median $810,000 and a range of $150,000 to $3,995,000, below the $1,062,500 median for every Vanderbilt Beach condominium. The reason is position: most of the docks sit on the bay and lagoon side, and the Gulf view and beach frontage that drive prices on Gulf Shore Drive are what a dock building usually trades away. Le Dauphin is the exception, pairing a beachfront building with bayside docks, and it sold at a median $3,037,500; the Bluebill Avenue towers, where slips are leased, sit at the other end at medians of $400,000 and $734,000. The deeded-dock buildings are the tightest market of all, with four sales in two years, so a buyer set on a deeded slip should expect to wait for the right residence and move quickly when it lists.
Getting to the Gulf From a Vanderbilt Beach Dock
Every dock on this page sits on the same interconnected system — Vanderbilt Lagoon, Vanderbilt Bay, Water Turkey Bay and Vanderbilt Channel — and every route to open water runs north and out through Wiggins Pass. From most buildings that is roughly a twenty-minute run depending on idle zones.
Two things decide whether a given dock works for your boat, and neither shows up in a listing. The first is bridge clearance: boats from the bay and lagoon pass under the Bluebill Avenue bridge, about 19 feet at mean high water, which sets a hard ceiling on air draft and rules out most flybridge boats. The marinas at Gulf Breeze and Baypoint, on the Bluebill peninsula north of the bridge, reach Wiggins Pass without passing under it. The second is Wiggins Pass itself, which shoals between dredgings, so draft and tide matter on the way out. We walk buyers through both before they commit — it is far cheaper to discover a clearance problem now than after closing.
Beyond the Condo Buildings
If you want the boat behind the house rather than down the dock, Conners at Vanderbilt Beach is the answer — roughly 500 single-family homesites on seventeen Gulf-access canal streets, where a private dock is the norm rather than the exception. Regatta offers a 55-slip marina on Vanderbilt Lagoon across five gated buildings.

Vanderbilt Beach Boat Dock Questions
Which Vanderbilt Beach condos include a deeded boat dock?
Eight buildings have docks deeded to individual residences: Vanderbilt Lagoon Villas, Manatee, Sausalito, La Scala, Chateau Vanderbilt, Beachcomber, Sunset Bay and Sand Castle. Because the slip conveys with a specific residence, availability depends on which homes are on the market at any given moment.
What do condos in Vanderbilt Beach dock buildings sell for?
The twenty-two Vanderbilt Beach buildings with docks recorded 75 sales between September 2024 and September 2026, at a median $810,000 and a range of $150,000 to $3,995,000, below the $1,062,500 median for all Vanderbilt Beach condominiums. Not every residence sold included a slip, and the eight deeded-dock buildings recorded only four sales, so a residence with its own slip is the scarcest thing on this market.
Can I buy a Vanderbilt Beach condo and add a dock later?
Generally no. Docks here are either deeded to a residence or controlled by the association, and new dock construction is tightly limited. If a boat matters to you, buy into a building that already has water access rather than planning to add it.
What size boat can I keep at Vanderbilt Beach?
Slip length and lift capacity vary by building, but the binding constraint is usually air draft rather than length. Boats from the bay and lagoon pass under the Bluebill Avenue bridge, about 19 feet at mean high water, which rules out most flybridge vessels; the marinas at Gulf Breeze and Baypoint reach Wiggins Pass without passing under it. Wiggins Pass also shoals between dredgings, so draft and tide affect the run to the Gulf. Confirm both for the specific dock before making an offer.
How long is the boat ride to the Gulf from Vanderbilt Beach?
Roughly twenty minutes from most Vanderbilt Beach docks, running north through the lagoon and bay system to Wiggins Pass, depending on where the building sits and the idle zones along the way.
Are beachfront buildings on Vanderbilt Beach able to have docks?
A few. Sand Castle and Gulfshores sit on the sand but hold docks across Gulf Shore Drive on the lagoon, Sunset Bay and Le Dauphin each span both sides of the street with docks on the bay side, and Vanderbilt Club leases docks to its owners. Most Gulf-front buildings have no water access on the bay side at all, which is why boaters usually end up on the lagoon and bay side.
Dock arrangements, availability and association rules are believed accurate but are not guaranteed and are subject to change. Confirm slip assignment, dimensions, lift capacity and bridge clearance with the association before purchasing.
