Six residences to a floor in each building, in two and three-bedroom plans, with the largest three-bedroom homes running to roughly 2,070 square feet under air and two private lanais. Views change substantially by stack: western exposures take the Gulf and the sunset over Delnor-Wiggins, eastern residences look across the bay and the mangroves toward the channel, and corner residences get both along with extra window line. The upper floors are the scarce inventory — in some buildings only a handful above the sixth floor have traded in the past five years. Most residences have been updated, and the buildings have put money into roofs, elevators, exterior paint and lanais. Floor plans are available on request.

Amenities and Life on Baker-Carroll Point

Surf Colony is the most amenity-rich of the Bluebill buildings: a heated lap pool overlooking the bay, tennis, pickleball, bocce and shuffleboard, and a lobby rebuilt to include a fitness room and a social room with kitchen, library and ping pong. Kayak spaces and marina boat docks are available for lease when one opens, which gives residents a straight run to the Gulf through Wiggins Pass. Quarterly fees cover cable, internet, water, insurance and reserves — everything but electric. Delnor-Wiggins Pass State Park is at the end of the avenue, Vanderbilt Beach is just south, and Mercato, the Ritz-Carlton and the Turtle Club are minutes away.
