One Floor Plan, Twenty-Six Ways

Seawatch was built with a single plan: 1,530 square feet, two bedrooms, two baths and an open den that a number of owners have enclosed as a third bedroom. Walls of windows and sliders wrap the living space, and the lanai runs wide enough to hold a table and still leave room to watch the sunset. Because the layout is uniform, comparing residences comes down to floor height, which of the four stacks a home occupies, and how recently the interior was taken back to the studs — and those renovations vary widely here. Floor plans are available on request.

The building itself has been actively maintained rather than deferred. Recent work includes a new roof, rebuilt lanais, a repainted exterior and a renovated lobby and community room. For a 1981 beachfront structure, that maintenance record is the first thing a serious buyer should examine, along with reserves and the association’s milestone reporting.

Rental Flexibility and the South End Location

Twelve leases a year with a 30-day minimum makes Seawatch one of the more investor-friendly beachfront associations in Naples. A residence here can carry monthly tenants through the season and still be available to its owner the rest of the year, which is why the building draws buyers weighing use against income. One pet up to thirty pounds is permitted, which is more than most buildings on this street allow.

The location sits at the southern end of Vanderbilt Beach, a two-minute walk from the Ritz-Carlton Naples and its restaurants, with the Turtle Club three buildings south and LaPlaya a short distance north. Delnor-Wiggins Pass State Park is under two miles up the coast. Mercato, Pavilion and the Pelican Bay Marketplace are all a short drive inland.
