Park Shore holds more than 25 condominium buildings along Gulf Shore Boulevard and 806 single-family homes on Venetian Bay and Inner Doctors Bay, most with private docks and Gulf access through Doctors Pass. They are priced by entirely different measures, and a valuation that treats them the same gets both wrong.

Building The full-floor and low-density towers lead the market; the 1990s and 2000s buildings sit in the middle; the 1970s and 1980s towers carry the entry pricing

What Drives Value: Waterfront Homes

Water Frontage Open bay frontage prices above a canal or cove position, and the width of the water view matters as much as the length of the seawall
Gulf Access The route out through Venetian Bay and Doctors Bay to Doctors Pass, and what size vessel it actually accommodates
Dock and Lift A permitted dock with a working lift is a value driver; lift capacity, dock length and power and water at the dock all matter to a boating buyer
Seawall Age, height and condition, with documentation of any repair or replacement
Lot and Orientation Lot size and shape, southern and western exposure for the pool deck, and whether the lot supports a new home at current setbacks
House vs. Land Original homes on good water often sell as land plus improvements; newer coastal-contemporary construction is priced on the house itself
Elevation and Insurance Finished floor elevation, flood zone, claims history and whether the home has been elevated or hardened

What the Market Did in 2025

Park Shore recorded 158 condominium sales in 2025 at an average of $1,943,164, or $801 per square foot, with the highest at $10,100,000 at Le Rivage. On the single-family side, 43 homes sold at an average of $4,715,326, or $1,218 per square foot, topping out at $15,000,000 for a new 2025 home on a third of an acre with bay views. Both markets are active enough to produce real comparables, and busy enough that an overpriced listing has company to be compared against.

Pricing a Park Shore Condominium

We start with closed sales in your building, adjust for stack, floor and finish level, then test the result against the buildings on either side of yours. A residence in a first-position tower does not price off a sale in a building set back from the water, and a renovated home does not price off an original one two floors down. The common mistake is anchoring to the highest sale in the building without accounting for what that seller had: the better stack, the higher floor, the full renovation.

Pricing a Park Shore Waterfront Home

Homes are priced from the water first. A wide bay view with a deep-water dock is a different asset from a canal lot on the same street, and buyers pay accordingly. Where the house is original, we price the land and treat the structure as a credit against a buyer's build cost, which is exactly how the builders and the buyers competing with them will look at it. Where the house is newer, we price the house and the finish level and use the land as support.

Two things move a home sale more than sellers expect. The first is a dock package documented properly, with permits, lift capacity and recent seawall work in hand. The second is exposure: a southern or western pool deck on the water photographs and prices better than a north-facing one, and it is worth planning the shoot around it.

What Buyers Will Ask For

In a condominium: the milestone inspection report, the reserve study, recent and pending assessments, and the leasing and pet rules. Since Florida's 2021 condominium law changes, every serious buyer and their attorney review these before making an offer, so assembling them before listing keeps the contract from stalling.

In a waterfront home: a current survey, the seawall history, dock and lift permits, the elevation certificate and insurance history, along with any post-storm repair documentation. Sellers who have these ready negotiate from a stronger position, and we gather them with you before the listing goes live.

When to List in Park Shore

The Naples season runs from January through April and peaks in February, when Northern buyers arrive and most sellers list at the same time. Preparing in the fall puts a property in front of the first buyers of the season rather than into the February crowd, and it leaves time for photography, staging and any cosmetic work. For condominium owners who lease, timing the sale around a booked tenancy protects both the income and the showing schedule. For homeowners, fall also gives time to complete dock or seawall work before buyers are walking the seawall with you.
