The Venetian Bay Yacht Club docks are deeded real property, bought and sold with a warranty deed and taxed like any parcel, but ownership is limited to Park Shore residents. A buyer who does not yet own in Park Shore typically acquires the slip in the same transaction as a Park Shore condominium or home, or contracts for the slip contingent on that closing. There is no dockage in Park Shore for non-residents, which is precisely what protects the value of these docks.

Park Shore's bayfront condominiums — Park Shore Landings, Provence, Pelican Point, Ardissone and others along Gulf Shore Boulevard — hold their own docks, most of them assigned or limited-common-element slips that convey with the residence and cannot be sold apart from it. A Venetian Bay Yacht Club dock is the opposite: it is titled separately, may be sold to another Park Shore resident, and gives a Gulf-front or non-waterfront Park Shore owner a private berth on the bay.
