Leasing, Pets and Ownership Costs

Le Rivage does not permit rentals, which keeps the building free of tenants. Owners may keep up to two pets, with association approval.

Recent listings show association fees of about $110,000 to $112,000 a year. At 30 years old, Le Rivage has reached the mark for its first milestone inspection, and we pull the reports and the reserve schedule for clients before they make an offer. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.

Amenities and Life at Le Rivage

The lobbies lead to a social room with a full catering kitchen, and the grounds include a beachfront saline pool and spa, a Har-Tru tennis court and a picnic area with grills. Residents also have a fitness room, massage and card rooms, two Gulf-view guest suites, air-conditioned storage and a 24-hour front desk attendant. The Park Shore Beach Walk runs along the sand in front of the building.

Le Rivage Among Its Neighbors

Le Rivage trades in Park Shore’s upper tier, at a median of $1,650 per square foot over the last twelve months, second only to the Regent among the 24 towers, and alongside upper-tier Park Plaza to the south. Its neighbor to the north, value-tier Monaco Beach Club, trades at well under half its price per foot. For a buyer who wants the scale of a home, two residences to a floor and a building with no rentals, Le Rivage offers all three, and with five sales in two years, the chance to buy comes up seldom. Compare it with every other tower in our guide to Park Shore condo buildings.
