Leasing, Pets and Ownership Costs
Vistas permits two leases a year with a 90-day minimum, and residences were offered for the 2026–27 season at $20,000 to $22,000 a month. Alpizar Property Management handles seasonal leases of 30 to 180 days and can prepare a rental projection for any residence you are considering. One pet up to 25 pounds is permitted.
Recent listings show total association fees of about $30,000 to $34,000 a year. The building’s original elevators have been replaced with high-speed cabs, and the association has undertaken a renovation of the halls, lobby, social room and balcony railings, so ask where it stands and how it is funded. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.
Amenities and Life at Vistas
Residents have a heated beachfront pool and spa, a sauna, a fitness center, a library, a social room and four guest suites, with covered parking and a 24-hour secured lobby. The Park Shore Beach Walk passes the building, and the Village Shops on Venetian Bay and Waterside Shops are both minutes away.
Vistas Among Its Neighbors
