Leasing, Pets and Ownership Costs

Monaco Beach Club permits one lease a year with a 30-day minimum, shorter than the 90-day minimum at most Park Shore towers, so an owner can lease a single month of the season and keep the rest. Residences were offered for the 2026–27 season at $12,500 to $25,000 a month, and an annual lease was recorded at $6,500 a month. Alpizar Property Management handles seasonal leases of 30 to 180 days and can prepare a rental projection for any residence you are considering. Pets are not permitted.

Recent listings show association fees of about $29,000 to $34,000 a year. At more than 40 years old, Monaco Beach Club is past its first milestone inspection; we pull the reports and the reserve schedule for clients before they make an offer. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.

Amenities and Life at Monaco Beach Club

Residents have a beachfront heated pool and spa, a covered gathering area with gas grills, tennis and pickleball courts, a fitness center and a hospitality room with a catering kitchen, plus bike storage, extra storage and a car wash area. Service is the building’s calling card: a manned gate, a 24-hour front desk, concierge service and full-time on-site management. Direct access leads to the Park Shore Beach Walk.

Monaco Beach Club Among Its Neighbors

Monaco Beach Club trades in Park Shore’s value tier, at a median of $656 per square foot over the last twelve months, alongside value-tier Solamar to the north and at well under half the price per foot of upper-tier Le Rivage next door. For a buyer who wants a three-bedroom plan on the sand, the most choice of any tower and the flexibility of a 30-day lease, Monaco is the natural starting point. Compare it with every other tower in our guide to Park Shore condo buildings.
