Sizes and views as recorded in MLS sale and rental listings from September 2024 to September 2026. Listings disagree on which stacks carry the 2,019 and 2,259 square foot plans, so confirm with the association floor plan.

Two plans recur in the records: about 2,019 square feet, usually two bedrooms plus a den, and about 2,259 square feet, usually three bedrooms. The 01 stack looks over the Gulf, the 02 and 04 stacks combine the Gulf with Venetian Bay, and the 03 stack looks over the bay and the city with the Gulf as well. With four residences to a floor, each has windows on two sides, and the upper floors see the most water.

Leasing, Pets and Ownership Costs

Meridian Club permits one lease a year with a 90-day minimum, and residences were offered for the season at $15,000 to $20,000 a month. Alpizar Property Management handles seasonal leases of 30 to 180 days and can prepare a rental projection for any residence you are considering. One pet up to 25 pounds is permitted.

Recent listings show association fees of about $28,000 to $29,500 a year. At 45 years old, Meridian Club is past its first milestone inspection; we pull the reports and the reserve schedule for clients before they make an offer. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.

Amenities and Life at Meridian Club

The heated pool and spa overlook the beach, with a cabana and grills alongside, and the site includes tennis and pickleball courts. Residents also have a fitness room, a social room, billiards, a library, extra storage and covered parking, with a gated entry, a 24-hour doorman and a resident manager. The Park Shore Beach Walk runs along the sand in front of the building.

Meridian Club Among Its Neighbors

Meridian Club trades in Park Shore’s middle tier, at a median of $1,068 per square foot over the last twelve months, between the upper-tier Le Parc to the north and the value-tier Terraces to the south. What sets it apart is the layout: four residences to a floor, a corner for every home and a large beachfront site, and with so few residences coming to market, its sales have stayed in a tight range. Compare it with every other tower in our guide to Park Shore condo buildings.
