The first high-rise on the Park Shore beach, at the southern start of the Beach Walk.

Horizon House was completed by the Lutgert Companies in 1972, the first of the 24 high-rises that now line the Park Shore beach, and it still anchors the south end of the sand where the Park Shore Beach Walk begins. Its 76 residences rise 15 stories around a central courtyard with a fountain and palms, and it remains one of the most accessible ways to own on the Park Shore beach.

Horizon House Stacks and Floor Plans

Six residences share each floor, and the stack is the last two digits of the residence number. Unusually for Park Shore, almost every standard residence is the same plan, so the floor and the view drive the price:

The 02 and 03 stacks look most directly over the Gulf, and the 00 and 05 stacks add views of Venetian Bay. Several residences have lanais running about 30 feet along the Gulf side, and many have been renovated with impact windows and sliders and in-residence laundry. Because The Moorings’ lower-rise beachfront begins just to the south, the upper floors look down the coast with little in the way.

Leasing, Pets and Ownership Costs

Horizon House permits one lease a year with a 90-day minimum, enough for an owner to rent the heart of the season. The MLS recorded a seasonal lease at $10,000 a month and an annual lease at $5,900 a month over the two years we reviewed. Alpizar Property Management handles seasonal leases of 30 to 180 days and can prepare a rental projection for any residence you are considering. Pets are not permitted.

Recent listings show association fees of about $24,000 a year for a standard residence and about $48,000 for a penthouse. At more than 50 years old, Horizon House is past its first milestone inspection, and the reports and reserve schedule deserve a close read; we pull both for clients before they make an offer. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.

Amenities and Life at Horizon House

The central courtyard, with its fountain and palms reaching eight levels up, is the heart of the building. Residents have a heated pool, a renovated social room with a catering kitchen and bar, fitness and game rooms, an outdoor grilling area, bike, beach and paddleboard storage, EV charging and private storage rooms, with on-site management and 24-hour staff. The Park Shore Beach Walk begins at the door and runs 1.33 miles north along the Gulf.

Horizon House Among Its Neighbors

Horizon House trades in Park Shore’s value tier, at a median of $579 per square foot over the last twelve months, the lowest of the 24 towers. Its neighbors to the north, Le Ciel Venetian Tower and Le Ciel Park Tower, are 1990s buildings with larger plans and prices to match. For a buyer who wants the Park Shore sand, a two-bedroom plan near $1 million and the southern end of the Beach Walk, Horizon House is the entry point. Compare it with every other tower in our guide to Park Shore condo buildings.
