Closed MLS sales, September 1, 2024 to September 29, 2026.
The median sale was $1,300,000, or $778 per square foot, and the building’s results turned almost entirely on the first asking price. The two residences priced at the market from the start sold within days: 801 in eight days, just above its asking price, and 1400 in four days at full price. The other seven took a median of five months and closed at a median of 82% of their original prices. On September 29, 2026, five residences were listed, from $1,349,000 to $3,195,000; the three-bedroom 204 asks $1,393 per square foot, well above the $992 top of the last two years, so expect negotiation at the upper end. For the whole neighborhood, see the Park Shore market report.
Esplanade Club Stacks and Floor Plans
With seven residences to a floor, the stack decides the plan and the view. The stack is the last two digits of the residence number:
| Stack | Plan | Size |
|---|---|---|
| 00 Gulf and partial bay views |
2 bed, 2 bath | 1,577–1,671 sq ft |
| 01 Gulf views |
2 bed, some with den, 2 bath | 1,791–1,829 sq ft |
| 02 Gulf and pool views |
3 bed, 3 bath | 2,217 sq ft |
| 03 | Not recorded in our two-year data | — |
| 04 Gulf views |
3 bed, 3 bath | 2,294–2,300 sq ft |
| 05 Gulf and city views |
2 bed, some with den, 2 bath | 1,800–1,829 sq ft |
| 06 Gulf and bay views |
2 bed, some with den, 2 bath | 1,600–1,800 sq ft Most records: 1,671 |
Sizes and views as recorded in MLS listings from September 2024 to September 2026, which vary slightly between listings; confirm with the association floor plan.
Because the tower stands back from the sand, views vary by stack and floor. Listings in every recorded stack describe Gulf views, many of them partial or angled past the neighboring towers, and the 00 and 06 stacks add views over Venetian Bay. Higher floors clear the neighbors, which is why the same plan can differ widely in price from one floor to the next.
Where Esplanade Club Sits on the Park Shore Beach
Esplanade Club is number 6 on the map below, in the northern half of the Park Shore beach, with Enclave at Park Shore to its north and Aria to its south. The tower stands second position, midway between the sand and Gulf Shore Boulevard North, with the pool and spa beside the beach.

The 24 Park Shore beachfront high-rises, north to south, shaded by price tier.
Leasing, Pets and Ownership Costs
Esplanade Club allows four leases a year with a 90-day minimum, more than most Park Shore towers permit, so an owner can rent the full season and still use the residence. Over the two years we reviewed, the MLS recorded a seasonal lease at $11,900 a month and an annual lease at $5,000 a month, and eight residences were offered for the 2026–27 season at $10,000 to $15,000 a month. Alpizar Property Management handles seasonal leases of 90 to 180 days and high-end annual leases and can prepare a rental projection for any residence you are considering. One pet up to 25 pounds is permitted with approval.
Recent listings show total association fees of about $32,000 to $37,000 a year, which should be read alongside the reserves. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.
Amenities and Life at Esplanade Club
The pool and spa sit beside the sand, with direct access to the Park Shore beach and the Beach Walk. Residents have tennis and pickleball, bocce, a putting green, a fitness center with sauna and steam rooms, a social room with a catering kitchen and an outdoor fireplace, and a 24-hour front desk with an on-site manager. The Village Shops on Venetian Bay are a short walk south, and Waterside Shops is minutes north.
Esplanade Club Among Its Neighbors
Esplanade Club sits between Aria, the newest tower on the Park Shore beach, and the Enclave at Park Shore, two of the neighborhood’s upper-tier buildings, yet it trades in the value tier, at a median of $744 per square foot over the last twelve months against about $1,270 for its neighbors. For buyers who want the Park Shore beach, flexible leasing and a two-bedroom plan under $1.5 million, that gap is the case for Esplanade Club. Compare it with every other tower in our guide to Park Shore condo buildings.
