Leasing, Pets and Ownership Costs
The Terraces permits up to two leases a year with a 90-day minimum. A two-bedroom penthouse leased at $15,000 a month in September 2026, and a three-bedroom residence is offered for the season at $25,000 a month. Alpizar Property Management handles seasonal leases of 30 to 180 days and high-end annual leases and can prepare a rental projection for any residence you are considering. One pet up to 25 pounds is permitted.
Listings in 2026 show association fees of about $37,000 a year, up from about $27,000 in 2025 listings. At 40 years old, the Terraces is past its first milestone inspection, and we pull the reports and the reserve schedule for clients before they make an offer. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.
Amenities and Life at the Terraces
A multi-story lobby opens to a social room with a full catering kitchen. Outside are a heated pool and spa, a sundeck, a fire pit and built-in grills on the terrace level. Residents also have a fitness center, a library, three guest suites, bike and extra storage, EV charging and a car wash area, with a 24-hour door attendant.
The Terraces Among Its Neighbors
The Terraces trades in Park Shore’s value tier, at a median of $781 per square foot over the last twelve months, below middle-tier Meridian Club to the north and Vistas at Park Shore to the south. For a buyer who wants a two-bedroom on the Park Shore beach with a doorman, two leases a year and a pet, it is one of the more attainable towers on the sand. Compare it with every other tower in our guide to Park Shore condo buildings.
