| Penthouses Top three floors |
2 bed + den, 2 bath | 2,139–2,152 sq ft |
Sizes as recorded in MLS sale and rental listings from September 2024 to September 2026; they vary where lanais have been enclosed. Confirm with the association floor plan.
The 02 stack holds the largest plans, three bedrooms of about 2,720 to 3,020 square feet, followed by the 04 stack at about 2,565. Most other stacks are two-bedroom plans of about 1,950 to 2,430 square feet, some with a den or a third bedroom. Many owners have enclosed their lanais to gain air-conditioned space; some buyers prefer the larger interior, others want the outdoor room, so compare plans carefully.

Leasing, Pets and Ownership Costs
La Mer permits up to two leases a year with a 90-day minimum. A three-bedroom residence leased at a seasonal rate of $25,000 a month in December 2024, and residences were offered for the season at $12,000 to $29,000 a month. Alpizar Property Management handles seasonal leases of 30 to 180 days and high-end annual leases and can prepare a rental projection for any residence you are considering. Pets are not permitted.
Most 2026 listings show association fees of about $39,500 a year, up from about $29,500 to $32,300 in 2025 listings. At 48 years old, La Mer is past its first milestone inspection, and we pull the reports and the reserve schedule for clients before they make an offer. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.
Amenities and Life at La Mer
The heated pool and spa sit on a south-facing deck with a gas fire pit and seating. Residents also have tennis and pickleball, basketball, shuffleboard, a fitness center with saunas and dressing rooms, a social room and three guest suites, with gated entry, lobby security and a resident manager. Lutgert Park is next door.
La Mer Among Its Neighbors
La Mer trades in Park Shore’s middle tier, at a median of $930 per square foot over the last twelve months, well below upper-tier Regent to the north and above value-tier Savoy to the south. For a buyer who wants first position on the sand, two leases a year and a two- or three-bedroom plan, La Mer is one of the more accessible ways onto that stretch of the beach. Compare it with every other tower in our guide to Park Shore condo buildings.
