Closed MLS sales, September 1, 2024 to September 29, 2026. The residence number is the floor.

The median sale was $8,750,000, or $1,287 per square foot, and the top was the seventeenth-floor residence at $10,300,000, or $1,613 per square foot, in February 2026. The spread between that sale and the other two, about $1,550,000 to $1,700,000 for the same footprint, comes down largely to floor height and condition. On September 29, 2026, one residence was listed, on the second floor at $9,000,000. Enclave Floor Plans

Every residence shares the same full-floor footprint, entered from a private elevator foyer:

LevelPlanSize
Tower floors
One residence per floor
4 bed + den, 4½ bath 6,386–6,800 sq ft
Penthouse levels
One residence per floor
4 bed + den, 4½ bath 6,800 sq ft

Sizes as recorded in MLS listings from September 2024 to September 2026; they vary where lanais have been enclosed. Confirm with the association floor plan.

Because every residence has the same layout of four bedrooms plus a den, the choices at the Enclave come down to floor height and condition. Higher floors open wider views over the Gulf and Venetian Bay, and condition varies from residence to residence, so it pays to compare recent sales carefully before making an offer.

Leasing, Pets and Ownership Costs

Rentals are not permitted at the Enclave, which keeps the building free of tenants through every season. Owners may keep two pets, each up to 25 pounds and 17 inches at the shoulder.

Recent listings show association fees of about $94,000 to $95,000 a year, covering a full-time staff and a gated, guarded entry for only 28 residences. At 35 years old, the Enclave is past the age for its first milestone inspection, and we pull the reports and the reserve schedule for clients before they make an offer. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.

Amenities and Life at the Enclave

The building sits behind its own gate with a 24-hour guard and a full-time staff. Residents have a beachfront pool and spa, a fitness facility, a Har-Tru tennis court with a gazebo, a social room, billiards, indoor racquetball, a business center, two guest suites and a vehicle wash station.

The Enclave Among Its Neighbors

The Enclave trades in Park Shore’s upper tier, at a median of $1,287 per square foot over the last twelve months, well above middle-tier Vistas to the north and value-tier Esplanade Club to the south. What buyers pay for here is privacy and scale: a whole floor, no neighbors on the landing, no rentals and a gate. Compare it with every other tower in our guide to Park Shore condo buildings.
