Sizes and views as recorded in MLS sale and rental listings from September 2024 to September 2026, which vary between listings; confirm with the association floor plan.
The stack decides almost everything here. The 02 and 03 stacks face the Gulf and hold the large three-bedroom-plus-den plans of about 3,400 to 4,300 square feet. The 01 and 04 stacks are two-bedroom plans, some with a den, of about 2,340 to 3,140 square feet, pairing the Gulf with Venetian Bay and the city. The five penthouse levels hold two residences each, at about 5,500 square feet and more.

Leasing, Pets and Ownership Costs
Le Parc permits one lease a year with a 90-day minimum, and a residence was offered for the 2026–27 season at $25,000 a month. Alpizar Property Management handles seasonal leases of 30 to 180 days and can prepare a rental projection for any residence you are considering. Owners may keep one dog up to 25 pounds or two cats.
Recent listings show association fees of about $24,000 to $36,000 a year for tower residences, depending on the plan, and about $57,000 for a penthouse. At 36 years old, Le Parc has passed the 30-year mark for its first milestone inspection, and we pull the reports and the reserve schedule for clients before they make an offer. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.
