Sizes and views as recorded in MLS sale and rental listings from September 2024 to September 2026, which vary slightly between listings; confirm with the association floor plan.
Most Gulfside residences are two-bedroom, two-bath plans of about 1,270 square feet in the 02 through 05 stacks. The larger plans, at about 1,643 to 1,661 square feet and most with three bedrooms, are in the 00, 01 and 06 stacks. Worth knowing before you tour: the building faces north and south rather than due west, so the views run long up and down the beach rather than straight into the sunset, and the stacks nearest the Gulf take in the most open water.

Leasing, Pets and Ownership Costs
Gulfside permits two leases a year with a 90-day minimum. Residences were offered for the 2026–27 season at $10,000 to $16,000 a month, and an annual lease was recorded at $5,000 a month. Alpizar Property Management handles seasonal leases of 30 to 180 days and can prepare a rental projection for any residence you are considering. Pets are not permitted.
Recent listings show association fees of about $28,000 to $33,000 a year. At more than 50 years old, Gulfside is past its first milestone inspection, and the reports and reserve schedule deserve a close read; we pull both for clients before they make an offer. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.
