Leasing, Pets and Ownership Costs
Park Shore Tower permits one lease a year with a 90-day minimum. Residences were offered for the season at $18,000 to $22,500 a month, and an annual lease was recorded at $7,000 a month. Alpizar Property Management handles seasonal leases of 30 to 180 days and can prepare a rental projection for any residence you are considering. Pets are not permitted.
Recent listings show association fees of about $34,000 to $39,000 a year. At more than 40 years old, Park Shore Tower is past its first milestone inspection; we pull the reports and the reserve schedule for clients before they make an offer. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.
Amenities and Life at Park Shore Tower
The beachfront grounds have been renovated with an oversized pool, two spas, a fire pit, a barbecue kitchen and gardens, and a beachside clubhouse and social room with a full kitchen sits alongside. Residents also have a fitness center, saunas and showers, a two-bedroom guest suite, bike and extra storage and a vehicle wash area, with a manned gate, a 24-hour attendant and a full-time manager. The Park Shore Beach Walk runs along the sand in front of the building.
Park Shore Tower Among Its Neighbors
Park Shore Tower trades in Park Shore’s middle tier, at a median of $857 per square foot over the last twelve months, between two upper-tier neighbors, Park Plaza and Le Jardin. For a buyer who wants this central stretch of sand with the Village across the street, it comes in well under the price per foot of the towers on either side. Compare it with every other tower in our guide to Park Shore condo buildings.
