Three residences to a floor, with the Gulf on one side and Venetian Bay on the other.
Le Jardin was completed by the Lutgert Companies in 1998 with 52 residences over 20 stories, a low density that allowed front-to-back floor plans of about 3,700 square feet and more. With three residences to a floor, the plans run front to back, which puts the primary suite and the guest rooms at opposite ends of the home and gives most residences windows toward both the Gulf and Venetian Bay. The 02 stack holds the largest plans, at about 4,170 to 4,530 square feet, the 01 stack a three-bedroom-plus-den of about 3,880, and the 03 stack a three-bedroom of about 3,670. The penthouse level holds two larger residences, which did not trade in our two-year data.
Where Le Jardin Sits on the Park Shore Beach
Le Jardin is number 13 on the map below, in the heart of the Park Shore beach, with Park Shore Tower to its north and Provence to its south. The tower stands back near Gulf Shore Boulevard North, so its Gulf views are framed in part by the buildings closer to the sand; buyers who want the water at every window should also see Regent and Le Rivage.

Leasing, Pets and Ownership Costs
Le Jardin permits one lease a year with a 180-day minimum. Alpizar Property Management handles 180-day seasonal leases and high-end annual leases and can prepare a rental projection for any residence you are considering. Two pets are allowed with association approval, including larger dogs.
Recent listings show association fees of about $55,000 to $68,000 a year. At 28 years old, Le Jardin is approaching its first milestone inspection, and the structural integrity reserve study already applies; we pull both with the reserve schedule for clients before they make an offer. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.
Amenities and Life at Le Jardin
The beachside pool and spa use saline purification, with a bar and grill area alongside. Residents also have a fitness center with sauna, steam and massage rooms, a club room and card room, a Har-Tru tennis court, three guest suites, bike storage and a car wash area, with 24-hour security and a full-time resident manager. The Village Shops on Venetian Bay are across the boulevard.
Le Jardin Among Its Neighbors
Le Jardin trades in Park Shore’s upper tier, at a median of $1,555 per square foot over the last twelve months, third among the 24 towers behind Regent and Le Rivage, and well above middle-tier Park Shore Tower to its north. For a buyer who wants a residence of about 4,000 square feet, three to a floor, a building that welcomes larger dogs and the Village across the street, Le Jardin belongs at the top of the list. Compare it with every other tower in our guide to Park Shore condo buildings.
