Four connected high-rises around a courtyard, on the sand just south of Lutgert Park.
Allegro was completed in 1981 by First Regency and the Lutgert Companies. Rather than a single tower, it is four connected 14-story buildings holding 76 residences around a courtyard of fountains and reflecting pools, directly on the Park Shore beach. The plans are large for the price, and the A and B stacks face the Gulf head-on.

Closed MLS sales, September 1, 2024 to September 29, 2026.
The median sale was $1,910,000, or $868 per square foot, and the stack made the difference. The two Gulf-facing three-bedroom sales, 5A and 4B, closed at $3,500,000 and $2,400,000, or $1,400 and $954 per square foot, while the four two-bedroom sales ranged from $506 to $978. Buyers have been patient here: the four listed sales in the last twelve months took four to ten months and closed at 71% to 86% of their original asking prices. On September 29, 2026, four residences were listed, from $1,299,000 to $2,600,000. For the whole neighborhood, see the Park Shore market report.
Allegro Stacks and Floor Plans
Allegro’s stacks are lettered A through F, and the letter follows the floor in the residence number, so 5A is the fifth-floor A residence. The stack decides both the plan and the view:
| Stack | Plan | Size |
|---|---|---|
| A Faces the Gulf |
3 bed, 3 bath | 2,500 sq ft |
| B Faces the Gulf |
3 bed, 3 bath | 2,515–2,559 sq ft |
| C Gulf and bay views |
2 bed, 2 bath | 2,116–2,176 sq ft One penthouse listing records 1,930 |
| D Bay and city, partial Gulf |
3 bed, 3 bath | 2,500 sq ft |
| E Venetian Bay views |
3 bed, 3 bath | 2,543–2,690 sq ft |
| F Bay and city, partial Gulf |
2 bed, 2 bath | 1,730–2,172 sq ft |
Sizes and views as recorded in MLS sale and rental listings from September 2024 to September 2026, which vary between listings; a few listings give a residence number without a stack letter. Confirm with the association floor plan.
The A and B stacks face the Gulf directly and hold the building’s three-bedroom Gulf-view plans; they are the residences that set Allegro’s top prices. The C stack combines Gulf and bay views in a two-bedroom plan, the D and F stacks look over Venetian Bay and the city with partial Gulf views, and the E stack, with some of the largest plans in the building, looks east over the bay. Because the four buildings are joined around the courtyard, the view from any residence depends on its building as well as its floor, so it pays to see the exact line before you commit.
Where Allegro Sits on the Park Shore Beach
Allegro is number 18 on the map below, in the southern half of the Park Shore beach, two buildings south of Raymond Lutgert Park, with the Savoy to its north and the Brittany to its south. The Village Shops on Venetian Bay are a short walk north along Gulf Shore Boulevard North.

Leasing, Pets and Ownership Costs
Allegro permits one lease a year with a 90-day minimum. Residences were offered for the 2026–27 season at $10,000 to $18,000 a month, and annual leases were recorded at $6,000 to $6,750 a month over the two years we reviewed. Alpizar Property Management handles seasonal leases of 30 to 180 days and can prepare a rental projection for any residence you are considering. One pet up to 15 pounds is permitted, with additional cats subject to approval.
Recent listings show association fees of about $38,000 to $39,000 a year. The 2018 renovation updated the common areas, and at more than 40 years old Allegro is past its first milestone inspection; we pull the reports and the reserve schedule for clients before they make an offer. Florida law requires condominium buildings three stories and taller to complete a milestone structural inspection at 30 years, or 25 where the local jurisdiction requires it, and every 10 years after, and a structural integrity reserve study every 10 years, the first due by December 31, 2025. For a building of this age, ask for both reports and the reserve schedule before you commit; resale buyers have seven days after receiving the association documents to cancel.
Amenities and Life at Allegro
The courtyard is the signature: fountains, reflecting pools and mature landscaping between the four buildings. Residents also have a beachside pool and spa, a fitness center, a billiards room, a library, a community room, a picnic area, bike and extra storage and under-building parking, with 24-hour security. The Park Shore Beach Walk runs along the sand in front of the building.
Allegro Among Its Neighbors
Allegro trades in Park Shore’s value tier, at a median of $781 per square foot over the last twelve months, between the value-tier Savoy to the north and the middle-tier Brittany to the south. What sets it apart is size: three-bedroom plans of about 2,500 square feet on the beach, and Gulf-facing A and B residences that have traded well above the building’s median. For a buyer who wants room to spread out on the Park Shore sand without paying upper-tier prices, it belongs on the short list. Compare it with every other tower in our guide to Park Shore condo buildings.
