Manatee’s plans run three bedrooms plus a den with three and a half to four baths, roughly 2,400 to 2,700 square feet — substantially larger than the 1970s and 1980s buildings up and down Gulf Shore Drive. Ten-foot ceilings and private elevator entry give each residence the feel of a floor of its own, and the guest suites sit on the Gulf side away from the primary, which makes the layout genuinely workable for families and visiting guests rather than merely spacious on paper.

The double-lanai arrangement is what owners talk about. A rear lanai takes sunrise across the widest part of Vanderbilt Bay, where three canals intersect and boat traffic and dolphins pass all day; the front side catches the Gulf sunset.
