The building operates less like a condominium and more like a private club. Residents step from the pool deck onto the sand, where chairs, umbrellas and food and beverage service are set up daily, and the second-floor restaurant and lounge overlooking the Gulf is reserved for owners and their guests. Each residence opens directly from a private elevator into a foyer, with floor-to-ceiling glass on the Gulf side and a deep open-air lanai. Floor plans are among the largest of any beachfront tower in Naples, which is why Moraya Bay draws buyers who would otherwise consider a single-family home.
What to Know Before Buying
Position in the building matters. Stacks toward the center of the tower sit first on the sand; end stacks trade a step back from the water for the protected northern views over Delnor-Wiggins. Because the building is post-2009 construction, it sits outside the milestone-inspection window that affects older Gulf Shore Drive towers, but buyers should still review reserves, insurance and any pending assessments.
