Every new building in and around Olde Naples, compared in one place.

New construction in Olde Naples comes in small numbers. The historic grid has no room for towers, so the new buildings are boutique by necessity: between four and twelve residences, set above shops on Ninth Street South, on Fifth Avenue South itself, or on the bay at Crayton Cove. Just east of US-41, larger developments are reshaping the gateway to downtown. This page sets out both groups side by side, with size, status and setting, so you can see the whole field before choosing a building.

Why New Construction Here Is So Rare

Olde Naples was platted more than a century ago, and the city’s height limits and small lots have kept it low. A new building usually means one older motel, office or cottage site giving way to a handful of residences — Two Ten West replaced the Lemon Tree Inn, Stella the Sea Shell Motel. That is why a building of eight or ten residences counts as a major arrival here, and why the better positions in each one are often spoken for before the building is finished. When they resell, they tend to trade quietly and quickly.

Boutique Buildings or a Larger Development

The two groups on this page suit different buyers. The buildings inside the grid offer privacy and scale: a few neighbors, private garages, and in several cases private rooftop terraces or pools, with the historic streets at the door. The larger developments east of US-41 bring full-service amenities, concierge staff, retail and dining in the same project, and in The Halcyon’s case a private marina. Both keep Fifth Avenue South close; the choice is between a residence that feels like a house and one that feels like a resort.

For Buyers Who Want the Water

Olde Naples is a beach neighborhood first, and many of the buyers looking at these buildings are also looking at the Gulf and the bay. Nautilus Naples on Crayton Cove is the one new building inside the grid on the water. East of US-41, The Halcyon is building a private 120-slip marina with Gulf access, Palazzo shares the Bayfront marina on the Gordon River, and Mangrove Bay offers a finished community with a slip for every residence. For the Gulf itself, compare Olde Naples beachfront homes and the Gulf-front condominiums.

New Construction or a House

At these prices, many buyers also weigh a house. Olde Naples single-family homes range from original cottages to new custom estates, and the Beach Block puts a home within a block of the Gulf. A new condominium removes the upkeep and the building project; a house brings land, a garden and room to change it. We show clients both before they commit, along with new waterfront construction elsewhere in Naples.

Olde Naples New Development Questions

What new developments are in Olde Naples?

Inside the Olde Naples grid, the recent buildings are Two Ten West, Stella Naples and The Cayden on Ninth Street South, Parkview at Cambier on Eighth Street South, The Huxley on Fifth Avenue South and Nautilus Naples on Crayton Cove. Just east of US-41 are Encore at Naples Square, The Avenue Naples, Avra at Metropolitan Naples, Palazzo at Bayfront and The Halcyon.

Which new downtown Naples developments are on the water?

Nautilus Naples sits on Crayton Cove on Naples Bay, with boat slips nearby. The Halcyon is building a private 120-slip marina with access to the Gulf, and Palazzo at Bayfront shares the Bayfront marina on the Gordon River. For a finished waterfront community with a slip for every residence, Mangrove Bay is a short distance up the Gordon River.

How much do new condos in Olde Naples cost?

Published pricing runs from about $2 million at Avra to about $8 million at The Huxley. The Cayden has listed from about $2.95 million, Encore from about $3.6 million, and The Avenue and The Halcyon from about $3 million. In 2025 a residence at Nautilus Naples sold for $6,500,000, the highest condominium sale in Olde Naples that year.

Why are some of these developments not listed as Olde Naples?

Olde Naples runs from Seventh Avenue North to 13th Avenue South, west of US-41. Encore, The Avenue, Avra, Palazzo and The Halcyon sit just east of that line, in Naples Square, the Fifth Avenue South gateway, the Bayfront and the Davis Boulevard corridor, and the MLS records them that way. They are still a short walk or ride from Fifth Avenue South, which is why buyers compare them with the buildings inside the grid.

Should I buy a completed building or pre-construction?

A completed building lets you walk the residence, read a working association budget and move in on closing. A pre-construction contract usually offers the best choice of floor and exposure, with the price set before delivery, but it asks for deposits years ahead and depends on the construction schedule. We review the deposit terms, escrow, delivery dates and proposed budget with clients before they sign.

Do I pay for a buyer’s agent on a new development?

In most cases, no. Developers in downtown Naples generally pay the buyer’s representation fee, so working with Alpizar & Company as your independent advisor typically costs you nothing. Call (239) 438-1102 for current availability across every building on this page.

Pricing, availability, residence sizes, construction status and delivery dates come from developers and public reporting, change often and should be verified with the developer, the condominium documents and the MLS before relying on them.
