In Olde Naples, six blocks change the number more than six hundred square feet do.

Over the two years to September 30, 2026, 121 single-family homes and 169 condominiums closed here, across a neighborhood that runs from Gulf-front estates to downtown residences a few streets from Fifth Avenue South. Those are not one market, and a valuation that averages them produces a number that fits nothing on the block.

What Drives Value: Single-Family Homes

Distance to the Gulf The dominant factor by a wide margin. Direct frontage first, then the rest of the Beach Block west of Gulf Shore Boulevard, then each street east of it. Over the last two years, Beach Block homes on the Gulf sold for a median $16,750,000 and those behind them for $6,750,000, against $5,250,000 for Olde Naples homes off the Gulf
The Street Itself Gulf Shore Boulevard South, 3rd Avenue South and Broad Avenue South carry their own reputations, and buyers shop specific streets by name rather than the neighborhood generally
Lot Width and Depth What the parcel permits a buyer to build governs the price of an older home; width is usually worth more than depth on the same footprint
House or Land A significant share of Olde Naples sales are bought for the parcel. Where that is the case, the structure is a credit against a build cost rather than an asset, and it must be priced that way
Age and Condition Recent, well-documented construction commands a premium against the same address unrenovated; partial updates rarely return what they cost
Elevation and Insurance Finished floor elevation, flood zone designation, claims history and any elevation or hardening work with documentation behind it
Outdoor Living Pool, southern or western exposure, guest house, garage capacity and mature landscaping that cannot be replicated quickly
The Walk How far the front door actually is from Fifth Avenue South, Third Street South and the beach — buyers here measure it themselves before they make an offer

What Drives Value: Condominiums

Building and Position Which building, which floor, and what the residence looks out on — in low-rise Olde Naples the difference between floors is smaller than the difference between buildings
HOA Finances Reserve position, assessment history and the milestone inspection and structural integrity reserve study status, all of which a prepared buyer now asks for early
Finish Level A comprehensively renovated residence in an older building routinely outsells an original unit two floors up, and the gap has widened
Rental Rights Minimum lease term and the number of leases permitted each year, which decide whether seasonal-rental buyers can bid at all
Parking and Storage Garage, carport or assigned surface space, plus private storage — small items that separate otherwise identical residences
Monthly Cost The fee, the insurance placement behind it and any assessment in progress, which buyers now underwrite as carefully as the asking price

What the Last Two Years Show Sellers

Sale price as a share of the original asking price, by how long the home or residence was on the market, for Olde Naples homes off the Gulf and condominiums sold between October 1, 2024 and September 30, 2026:

60 to 180 days 83%

87%
56 sales
Over 180 days 76%

The pattern is the same for houses and condominiums: what sells in its first two months closes at about 94% of its first price, and what is still on the market after six months closes at about three-quarters of it. Price reductions tell the same story from the other side. Of the 114 homes off the Gulf with a recorded market time, 62 were reduced before they sold, and they closed at a median 79% of their first price after 198 days; the 52 that were never reduced closed at 93% after 36 days. For condominiums, 81 of 162 were reduced and closed at 83% after 127 days, against 95% after 24 days for the rest. Over the same two years, 417 Olde Naples listings were terminated, withdrawn or left to expire, against 290 sales. Olde Naples rewards the right price at launch and charges heavily for the wrong one. Every month’s figures are in our Olde Naples Market Report.

Where Asking Prices Sit Today

On October 1, 2026, the median Olde Naples home off the Gulf was offered at $1,768 per square foot, about 13% above the $1,562 buyers paid over the previous twelve months, and the median condominium at $922, about 10% above the $840 paid. With the median sale closing at 90% of its original asking price, most of that is ordinary room for negotiation. The two Gulf-front homes offered asked a median $4,218 per square foot, 24% above the $3,404 paid, a gap that only frontage and lot can justify. The listings that end without a sale are usually the ones priced against the homes around them rather than against what has actually closed.

Pricing an Olde Naples Property

We price from the water in. Position first — frontage, then blocks — then the parcel and what it permits, then the house and its condition. For condominiums we price the building before the residence, because the association’s finances and rules are doing more work in this market than they were five years ago. Where genuinely comparable sales are thin, and on some streets they are, we test the result against Aqualane Shores, Coquina Sands and the wider Naples luxury waterfront market, because buyers at this level shop the coast rather than a single neighborhood.

If the Value Is in the Land

A number of Olde Naples sales are made by buyers who intend to build, and that changes how a property should be presented. A builder is underwriting the parcel, the setbacks, the elevation requirement and the cost of removing what is standing — not the kitchen. Where we think that is the likely buyer, we say so early and market accordingly, which often means less spent on staging and more on establishing exactly what the site permits. Getting this judgment wrong in either direction is expensive: an over-improved listing marketed to builders leaves money behind, and a tired house marketed to end users sits.

When to List in Olde Naples

Season runs January through April and peaks in February, which is when the buyers are here — and also when the largest number of competing listings arrive at once. The closings show it: because a sale closes thirty to sixty days after its contract, 96 of the 153 Olde Naples sales in the twelve months to September 30, 2026 closed between November and May, with April the busiest month. That timing argument cuts both ways. A property with a genuine edge often does better launched ahead of the crowd, in the quieter weeks before the season builds, while a property that needs the widest possible audience is better served inside it. We make that call listing by listing rather than by calendar habit, and we will tell you plainly if waiting a season serves you better than listing now.

Selling in Olde Naples Questions

What is my Olde Naples home worth?

It depends first on how far the property sits from the Gulf and on which street, then on what the parcel permits a buyer to build, then on the house itself. We prepare a private valuation from the sales that genuinely compare — usually a small number of them — rather than an automated estimate drawn from the whole neighborhood. It is complimentary and carries no obligation.

Is my property worth more as a house or as a lot?

In Olde Naples that is a real question rather than a rhetorical one, and the answer changes the marketing entirely. A builder underwrites the parcel, the setbacks, the elevation requirement and the demolition cost; an end user underwrites the house. We establish which buyer is likely before the property goes to market, because presenting to the wrong one costs money in both directions.

What have Olde Naples properties sold for recently?

Over the two years to September 30, 2026, homes off the Gulf sold for a median $5,250,000, or $1,556 per square foot; five Gulf-front homes sold for $13,000,000 to $62,500,000; and condominiums sold for a median $1,175,000, or $840 per square foot. Those medians cover a very wide spread of streets, buildings and conditions, so they are context rather than a valuation.

When is the best time to list in Olde Naples?

Season runs January through April and peaks in February, which brings the buyers and also the competing listings. Because a closing follows its contract by thirty to sixty days, 96 of the 153 sales in the twelve months to September 30, 2026 closed between November and May, with April the busiest month. A property with a clear advantage often does better launched ahead of that wave, in the fall; one that needs the widest audience does better inside it. We make the call property by property, and will say so if waiting a season serves you better.

Do I have to list publicly?

No. Some Olde Naples owners have good reasons for discretion, and we handle private, off-market sales regularly. There is a genuine trade-off — a quiet sale reaches fewer buyers, which can affect the final number — and we will set out both routes honestly before you choose.

How do you value an Olde Naples condominium?

We price the building before the residence: its reserve position, assessment history, milestone inspection and structural integrity reserve study status, insurance placement and rental rules. Then the residence — floor, outlook, renovation level, parking. In today’s market a well-run association adds more to a price than an extra bedroom does.

Market figures reflect sales recorded under Olde Naples in the Naples Area Board of REALTORS® MLS from October 1, 2024 through September 30, 2026, excluding sales south of 14th Avenue South and nine private sales without a market time, and are provided as context, not as a valuation of any individual property. Association rules, reserves, inspection requirements, flood zone designations and insurance conditions differ by property and change over time.
