Why New Construction Here Is So Rare
Olde Naples was platted more than a century ago, and the city’s height limits and small lots have kept it low. A new building usually means one older motel, office or cottage site giving way to a handful of residences — Two Ten West replaced the Lemon Tree Inn, Stella the Sea Shell Motel. That is why a building of eight or ten residences counts as a major arrival here, and why the better positions in each one are often spoken for before the building is finished. When they resell, they tend to trade quietly and quickly.
Boutique Buildings or a Larger Development
The two groups on this page suit different buyers. The buildings inside the grid offer privacy and scale: a few neighbors, private garages, and in several cases private rooftop terraces or pools, with the historic streets at the door. The larger developments east of US-41 bring full-service amenities, concierge staff, retail and dining in the same project, and in The Halcyon’s case a private marina. Both keep Fifth Avenue South close; the choice is between a residence that feels like a house and one that feels like a resort.
For Buyers Who Want the Water
Olde Naples is a beach neighborhood first, and many of the buyers looking at these buildings are also looking at the Gulf and the bay. Nautilus Naples on Crayton Cove is the one new building inside the grid on the water. East of US-41, The Halcyon is building a private 120-slip marina with Gulf access, Palazzo shares the Bayfront marina on the Gordon River, and Mangrove Bay offers a finished community with a slip for every residence. Why are some of these developments not listed as Olde Naples?
Olde Naples runs from Seventh Avenue North to 13th Avenue South, west of US-41. Encore, The Avenue, Avra, Palazzo and The Halcyon sit just east of that line, in Naples Square, the Fifth Avenue South gateway, the Bayfront and the Davis Boulevard corridor, and the MLS records them that way. They are still a short walk or ride from Fifth Avenue South, which is why buyers compare them with the buildings inside the grid.
Should I buy a completed building or pre-construction?
A completed building lets you walk the residence, read a working association budget and move in on closing. A pre-construction contract usually offers the best choice of floor and exposure, with the price set before delivery, but it asks for deposits years ahead and depends on the construction schedule.
