Months of supply compares the residences offered today with the pace of sales over the last twelve months. Across Coquina Sands there are about twelve months, but the segments could hardly be further apart: the condominiums away from the beach carry about two months, while single-family homes carry about eighteen. Twelve of the 31 listings are new construction at Rosewood Residences, Olana and Harbour House, none of them yet recorded as sold in the MLS.

Thirty-one homes and condominiums closed over the twelve months to September 30, 2026 for $95.1 million, against 13 for $65.2 million the year before. Most of the increase was in condominiums, 23 sales against five, which is why the neighborhood median fell to $1.54 million from $5.4 million while prices themselves rose. Single-family homes sold for a median $1,643 a square foot against $1,532, about 7% more. Median days on market were 210 for homes (137 the year before), 68 for Gulf-front condominiums and 44 for the other condominiums. The percentage above is the closing price against the original asking price. The year’s highest price was $17,060,000, for a newly built home at 584 Banyan Boulevard in April 2026.

One Gulf-front listing, at Embassy Club, was terminated at $2,499,000. Four properties are under contract: new residences at Rosewood Residences and Harbour House, offered at $16,500,000 and $10,000,000, and homes on Crayton Road and Murex Drive, offered at $3,000,000 and $4,250,000.
The Gap Between Asking and Achieved

The resale market is priced close to what buyers pay: Gulf-front condominiums ask 9% more per foot and homes 14% more. New construction is a different market altogether, offered at a median of about $3,134 a square foot against $1,079 for the Gulf-front resale buildings beside it, from $6,750,000 at Harbour House to $50,000,000 for a Rosewood Residences penthouse. The other condominium figure rests on three listings.
When Coquina Sands Actually Trades
Closings by month over the last year: 1 in October, 3 in November, 3 in December, 5 in January, 2 in February, 1 in March, 6 in April, 3 in May, 3 in June, none in July, 3 in August and 1 in September. Twenty-three of the 31 closings fell between November and May, and because a closing follows its contract by thirty to sixty days, those reflect contracts signed from October through April. With a small market, a single well-priced listing in season meets most of the year’s buyers.
What We Mean by New Construction, Gulf-Front Condos, Other Condos and Homes
These groupings are ours, drawn from the MLS records. New construction: the developer residences at Rosewood Residences, Olana and Harbour House. Gulf-front condos: the resale buildings with frontage on the Gulf beach along Gulf Shore Boulevard North, such as Whitehall, Colonial Club, Surfside Club, Laurentians and Embassy Club, compared on our Coquina Sands condo buildings page. Other condos: the bay-side and in-neighborhood buildings, such as Eleven Hundred Club, Del Mar, Banyan Club and Lago Mar. Single-family homes: the homes on the neighborhood’s residential streets, from the beach block to the bay. One private sale recorded in the MLS after closing is included in the prices and excluded from days on market.
What This Means If You Are Selling
Know which market you are in. A condominium away from the beach sells in about six weeks at 92% of its first price; a home takes seven months, against eighteen months of supply, so its price at launch decides whether it sells in season at all. Resale sellers on the Gulf also compete with new construction next door, and buyers compare the two. It depends on the property. Condominiums away from the beach carry about two months of supply and sold in a median 44 days. Single-family homes carry about eighteen months, with twelve for sale against eight sales in a year and a median 210 days to sell. Across Coquina Sands there are about twelve months of supply, much of it new construction.
What is the median price in Coquina Sands?
Across the 31 sales closed between October 1, 2025 and September 30, 2026, the median was $1,535,000 at $852 per square foot. Single-family homes sold for a median $9,250,000, Gulf-front condominiums for $2,925,000 and other condominiums for $568,500. The highest price was $17,060,000, for 584 Banyan Boulevard in April 2026.
Are Coquina Sands prices rising?
Single-family homes sold for a median $1,643 per square foot against $1,532 the year before, about 7% more, and a median $9,250,000 against $7,125,000. The neighborhood-wide median fell to $1,535,000 from $5,400,000 only because far more condominiums sold this year: 23 against five.

The median sale over the twelve months to September 30, 2026 closed at 91% of its original asking price and 93% of its final one. Other condominiums were firmest at 92%, and Gulf-front condominiums softest at 85%.
